Land Acquisition Manager

A highly skilled and experienced professional is sought to lead land acquisition efforts in the Bangalore region. The candidate will be a key member of the Real Estate team, responsible for sourcing, evaluating, and negotiating land parcels for layout and apartment projects.

This critical role demands a strong market network, sharp negotiation ability, and thorough knowledge of legal and regulatory processes. The successful candidate will play a vital part in building the project pipeline and supporting revenue growth by ensuring seamless land acquisition operations.

Key Responsibilities:
  • Market Scouting & Land Identification
    • Identify prime locations across Bangalore and peripheral corridors (Hoskote, Anekal, Budigere, Whitefield, Kanakapura, Devanahalli).
    • Maintain a robust broker, agent, and landowner network.
    • Select lands based on Return on Investment (ROI), Floor Area Ratio (FAR), zoning, and connectivity criteria.
  • Deal Structuring & Negotiation
    • Negotiate outright purchases and joint development agreements.
    • Develop favorable terms aligned with company goals, including goodwill payments, advance terms, and revenue-sharing ratios.
  • Legal & Regulatory Due Diligence
    • Clear title, encumbrance checks, and khata verification.
    • Manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA.
    • Verify zoning, DC conversion, FAR utilization, TDR applicability.
  • Financial & Feasibility Analysis
    • Prepare land feasibility reports with ROI/IRR/payback models.
    • Collaborate with finance on funding needs and JD profitability.
    • Present acquisition proposals to management.
  • Stakeholder Management
    • Foster relationships with landowners, brokers, panchayats, and government authorities.
    • Resolve conflicts and ensure smooth transactions.
    • Maintain confidentiality and integrity during negotiations.
  • Reporting & Pipeline Management
    • Track land pipeline activity (shortlisted, negotiated, finalized).
    • Provide regular updates to General Manager/Managing Director.
    • Monitor competitor acquisitions and market benchmarks.
