Job Title: Land Acquisition Specialist

Summary:

We are seeking a skilled and results-driven Land Acquisition Specialist to join our team. The ideal candidate will be responsible for identifying, evaluating, and negotiating land parcels for development projects.

Key Responsibilities:

  • Market Analysis and Scouting:
    • Conduct thorough market analysis to identify potential land acquisition opportunities in the Greater Bangalore region.
    • Develop and maintain a network of brokers, agents, and landowners to source potential deals.
  • Deal Structuring and Negotiation:
    • Negotiate purchase agreements and joint development (JD) agreements with landowners and other stakeholders.
    • Structure favorable terms, including goodwill payments, advance terms, and revenue-sharing ratios.
  • Due Diligence and Compliance:
    • Coordinate title clearance, encumbrance checks, and khata verification to ensure smooth transactions.
    • Manage approvals from local authorities, including BBMP, BMRDA, BDA, KIADB, and RERA.
  • Financial Analysis and Reporting:
    • Prepare detailed financial analyses, including ROI/IRR/payback calculations, to support acquisition proposals.
    • Provide regular updates to senior management on land pipeline progress and market trends.
  • Stakeholder Management:
    • BUILD RELATIONSHIPS WITH LANDOWNERS, BROKERS, PANCHAYATS, AND GOVERNMENT AUTHORITIES.
    • RESOLVE CONFLICTS AND ENSURE SMOOTH TRANSACTIONS.
  • Reporting and Pipeline Management:
    • MAINTAIN A LAND PIPELINE TRACKER TO MONITOR PROGRESS AND IDENTIFY OPPORTUNITIES.
    • PROVIDE REGULAR UPDATES TO SENIOR MANAGEMENT ON LAND PIPELINE PROGRESS AND MARKET TRENDS.
