Job Description

Olive by Embassy seeks a skilled and experienced Resident Property Manager to oversee the daily operations of our properties.

Key Responsibilities
  • Sales Strategy:
    • Develop and execute sales strategies in collaboration with sales teams to ensure seamless property visits for potential tenants.
    • Foster additional revenue growth opportunities.
  • Daily Operations:
    • Adhere to established standard operating procedures for efficient guest check-in/check-out and move-in/move-out processes.
    • Maintain proactive complaint management from guests/members.
    • Conduct daily quality checks on building systems, ensuring prompt repair and maintenance to meet Olive's quality standards.
    • Lead CAPEX projects and implement preventive maintenance measures.
    • Circulate MOM reports to the corporate office after daily briefings with all departments.
    • Ensure timely renewal of property licenses and maintain compliance records.
    • Manage vendors effectively.
    • Promote community activities at the property level.
    • Oversee inventory management.
    • Serve as a liaison between housekeeping, security, multi-skill technicians, and front office staff.
    • Familiarity with hotel property management systems is essential.
  • Financial Management:
    • Collect rent from members/long-stay contracted guests.
    • Ensure transparent and accurate payment of utility bills to associated vendors.
    • Prepare and submit monthly expense reports and daily cash reports.
    • Develop and achieve annual Operating Budgets and Capital Budgets.
    • Maintain ongoing profitability, ensuring revenue targets are met and exceeded.
    • Demonstrate expertise in revenue and expense forecasting.
  • Guest Experience:
    • Effectively handle tenant escalations, complaints, and provide suitable solutions promptly.
    • Maintain high guest satisfaction levels, meeting and exceeding expectations.
    • Nurture positive relationships with guests.
    • Handle move-outs and evictions professionally, minimizing disruptions.
  • Leadership and Training:
    • Lead the HK personnel & security team at the property, providing training, motivation, and maintaining discipline.
    • Deliver training sessions to security guards and housekeeping personnel.
    • Provide effective leadership to hotel team members.
    • Respond to audits to ensure continuous improvement.
  • Ownership and Compliance:
    • Take ownership of managing all aspects of assigned properties.
    • Be responsible for physical assets within the property, including equipment and amenities.
