Key Leadership Position:

The Head of Procurement and Contracts plays a pivotal role in spearheading procurement and contracting activities for high-end real estate projects. This senior leadership position demands exceptional negotiation skills, profound knowledge of premium-grade materials, global sourcing expertise, and the ability to effectively manage vendor partnerships while ensuring cost efficiency, quality, and timely delivery.

Responsibilities

  • Procurement Strategy & Planning
    • Develop and implement comprehensive procurement strategies to ensure timely sourcing of world-class materials, finishes, fixtures, and furnishings suitable for ultra-luxury projects.
    • Identify and onboard reputable premium suppliers, artisans, and global brands to meet project design intent and quality benchmarks.
    • Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
  • Vendor & Supplier Management
    • Maintain long-term relationships with national and international vendors.
    • Conduct regular vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards.
    • Negotiate high-value contracts to ensure optimal cost without compromising quality or exclusivity.
  • Contracts Management
    • Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
    • Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
    • Ensure all contracts adhere to statutory requirements and corporate governance policies.
  • Cost Control & Value Engineering
    • Lead value engineering exercises to optimize costs without compromising design aesthetics or material quality.
    • Monitor market trends, price fluctuations, and alternative sourcing options to ensure cost competitiveness.
    • Approve purchase orders within delegated authority limits.
  • Team Leadership & Collaboration
    • Lead and mentor a high-performing Purchase & Contracts team.
    • Work closely with project management, design, and construction teams to align procurement schedules with project milestones.
    • Ensure seamless coordination between procurement, logistics, and site execution teams.
  • Risk, Compliance & Continuous Improvement
    • Identify and mitigate procurement risks such as supplier disruptions, cost escalation, or regulatory non-compliance.

Qualifications

  • Education
    • Bachelor's degree in Engineering / Supply Chain Management / Commerce; MBA preferred.
  • Experience
    • 15+ years of experience in procurement and contracts, with at least 7 years in leadership roles within luxury real estate.
    • Proven track record in sourcing premium international materials, finishes, and fixtures.
    • Strong legal and commercial acumen in contract management.
    • Excellent negotiation, vendor relationship, and stakeholder management skills.
    • Exposure to global procurement markets and luxury design trends.
