The role of Senior Associate Specialist is a critical position that requires strategic thinking and exceptional leadership skills. As a Senior Associate Specialist, you will play a pivotal role in driving project success, ensuring timely delivery, and maintaining the highest standards of quality.
This position involves working under general supervision of a senior construction project manager to support overall project success. Key responsibilities include:
- Maintaining relationships with key stakeholders, including customers, operations, finance, and internal department leaders, to ensure the project team meets its mission and objectives.
- Directing and supporting project teams in preparing and executing tasks throughout all phases of the project process, including identifying scopes of work, resource requirements, cost estimates and budgets, work plan schedule and milestones, quality control, and risk mitigation.
- Providing guidance to project delivery resources and implementing communication plans for meetings and written reports/meeting minutes to keep clients and project resources informed.
- Facilitating project meetings, aligning project documentation governance with company requirements, and ensuring project data integrity and documentation are accurate, timely, and coordinated.
- Reporting status and variances, creating action plans to meet objectives, budget, and schedule, and implementing change management routines to assess change requests, make recommendations, secure internal approvals, and manage changes throughout the course of the project.
- Assessing and quantifying change requests to determine impacts on scope, budget, schedule, quality, and risk.
- Optimizing project cost effectiveness and budget utilization, including constructability reviews and Value Engineering (VE) into design process.
- Supporting the validation of drawings and specifications to reflect desired construction quality and ensuring any items requiring remediation are documented and remediated to owner satisfaction.
- Monitoring and ensuring systems are in place to deliver the highest quality standards for project safety from start to finish.
- Monitoring and controlling risk management insurance and liability controls for assigned projects.
- Performing other related tasks as required.
To excel in this role, you will need to possess the following skills and qualifications:
- Relevant understanding of Project Management, Planning, Construction Management, and Data Centers.
- Knowledge of prime contracts, including lump sum, GMP, hard bid, negotiated, design-build, etc., specifically including EVM methods and payment systems.
- Knowledge of P6 Critical Path Scheduling Systems, overall project cost control, budgeting, and value engineering as applied to buildings and systems used in Data Centre project delivery.
- Familiarity with all aspects of Development design and Construction – to include site work, core, and shell, mechanical and electrical, utilities, finishes, etc.
- Ability to convey complex and technical concepts to a non-construction audience.
- Organized, analytical, and structured with excellent communication and problem-solving skills.
- Manages stress and/or fast pace effectively.
- Knowledge of industry standards, building codes, and safety standards, including fire protection regulations.
- Ability to demonstrate strong capability and expertise in Primavera, MS Project, MS Excel, PowerPoint, and SharePoint.
- LEAN Construction knowledge and application of those tools.
- Mechanical and Electrical systems quality and commissioning leadership in construction of Mission Critical Facilities.
