Asset Management Specialist

Job Overview:

This is a highly technical and strategic role that requires an individual to provide reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. The successful candidate will work closely with the engineering services team to implement a strategic asset management plan that integrates clients' existing systems.

• Develops analysis methods to determine the reliability of components, equipment, and processes in accordance with our enhanced Reliability & Asset Management program.
• Acquires and analyzes data from connected systems to continually improve maintenance program strategy to meet outcomes-based performance measures.
• Conducts ongoing maintenance maturity assessments to ensure progress to plan.
• Oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation.
• Determines cost advantages of alternatives and develops action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures.

Responsibilities:

• Works under general direction of Engineering Services to deploy client's strategic asset management plan with matrix reporting back to the client's lead engineer.
• Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
• SUPPORTS all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
• Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
• SUPPORTS operational compliance program and follows company safety and health guidelines and other company policies.
• Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects.

Requirements:

• BS in an Engineering discipline, mechanical or electrical preferred.
• Five to 10 years experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
• Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems.
• Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
• Ability to use variety of Computerized Maintenance Management Systems and IT tools.

• Strong Microsoft Excel skills and ability to manipulate large amounts of data accurately using different spreadsheet formats.

Certifications & Licenses:

• Certified Reliability Leader is preferred.
• Certified Maintenance Reliability Professional is preferred.
• Level 2 thermography certification is preferred.
• Level 2 vibration certification is preferred.
• Level 2 ultrasound certification is preferred.
