Job Title: Land Acquisition Expert

Adept Global is seeking a seasoned professional to source, evaluate, and negotiate land parcels for layout and apartment projects in Greater Bangalore.

This role demands a strong market network, sharp negotiation skills, and thorough knowledge of legal and regulatory processes.

Key Responsibilities:

  • Market Scouting & Land Identification
    • Scan the real estate market in Bangalore and surrounding areas to identify potential land parcels.
    • Maintain a robust network of brokers, agents, and landowners to facilitate smooth transactions.
    • Evaluate lands based on Rateable Value (RMP), Floor Area Ratio (FAR), zoning regulations, and connectivity.
  • Deal Structuring & Negotiation
    • Negotiate outright purchases and Joint Development agreements with landowners.
    • Structure goodwill payments, advance terms, and revenue-sharing ratios to ensure favorable terms aligned with company goals.
  • Legal & Regulatory Due Diligence
    • Coordinate title clearance, encumbrance checks, and khata verification to ensure land ownership and clarity.
    • Manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA to comply with regulatory requirements.
    • Verify zoning regulations, DC conversion, FAR utilization, and TDR applicability to ensure land suitability.
  • Financial & Feasibility Analysis
    • Prepare land feasibility reports with ROI, IRR, and payback models to assess investment viability.
    • Collaborate with the finance team to determine funding needs and JD profitability.
    • Present acquisition proposals to management for review and approval.
  • Stakeholder Management
    • Build relationships with landowners, brokers, panchayats, and government authorities to foster trust and cooperation.
    • Resolve conflicts and ensure smooth transactions to maintain a positive reputation.
    • Maintain confidentiality and integrity during negotiations to protect company interests.
  • Reporting & Pipeline Management
    • Maintain a land pipeline tracker to monitor shortlisted, negotiated, and finalized land parcels.
    • Provide weekly reports to General Manager/Managing Director to update on progress and challenges.
    • Track competitor acquisitions and market benchmarks to stay ahead in the industry.

Candidate Profile:

We seek an experienced professional with a strong background in land acquisition for layouts and apartments in Bangalore.

The ideal candidate should possess:

  • Graduate degree (any stream) or MBA/BE Civil preferred.
  • 8-15 years of experience in land acquisition for layouts/apartments in Bangalore.
  • Proven track record of working with leading developers in Bangalore.
  • Strong networking skills with brokers, landowners, and government authorities.
  • Negotiation and deal closure expertise.
  • Knowledge of RERA, FAR, TDR, BMRDA/BDA approvals.
  • Financial acumen (ROI, IRR, payback models).
  • Integrity, persuasion, and relationship management skills.

Other Requirements:

Willingness to travel extensively within Bangalore and nearby regions is essential for this role.
