Real Estate Financial Modeling

Opportunity

We are seeking skilled professionals to join our team in a challenging role that involves financial modeling, analysis, and strategy development for the real estate industry.

Responsibilities:

  • Support clients with expertise in financial modeling, including operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall, building, and auditing financial models for multifamily, office, industrial, and retail assets classes.
  • Develop Argus valuation models (single property and portfolio) and perform lease abstracting, review, and audit. Conduct cash flow and rent roll analysis.
  • Value commercial real estate properties using income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
  • Model REIT income statements and balance sheets, understand revolver, interest expense & circularity, model future development, FFO & CAD, and build and audit REIT valuation and NAV models.
  • Prepare pitch books, information memorandums, industry studies, company profiles, and discussion documents related to various industries.
  • Conduct M&A deal runs and target screenings using databases such as Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, and FactSet.

Meet project timelines and quality deliverables to ensure high client satisfaction.

Analyze and perform quality control checks on outgoing reports/packs.

Structure deliverables and develop new capabilities/research products.

Demonstrate strength and experience in client/requester relationship building and management, information/knowledge needs assessment.

Requirements:

  • Post-Graduation in Finance or equivalent qualification (CFA, MBA (Finance), CA, or equiv.).
  • Minimum 2-5 years of experience in Investment banking space or commercial real estate valuation.
  • Strong statistical and analytical skills to assess economic performance/analysis of companies and industries for clients.
  • Able to work independently and possesses management/leadership skills to run research on a day-to-day basis.
  • Excellent written and spoken communication skills with experience in Client handling.
  • Working knowledge of databases such as Bloomberg, Capital IQ, Thomson Research, FactSet.
  • Proficient in MS Office suite, especially Microsoft Excel, Word, and PowerPoint.
