Job Description

We are seeking a skilled Director of Land Acquisition to spearhead our land sourcing and acquisition strategy. The ideal candidate will be responsible for identifying and securing land parcels in targeted micro-markets, evaluating feasibility, engaging with brokers and landowners, and facilitating the entire acquisition and closing process.

The successful candidate will have a strong understanding of Mumbai's real estate market, including land title, zoning, FSI potential, ready reckoner rates, and development control regulations.

Key responsibilities will include:

  • Identifying and evaluating land parcels in pre-defined target micro-markets.
  • Building and maintaining a strong network of brokers, landowners, developers, and other intermediaries.
  • Actively tracking market opportunities and upcoming transactions.
  • Conducting initial due diligence, including land title, zoning, FSI potential, ready reckoner rates, and development control regulations.
  • Coordinating with internal analysts to prepare feasibility studies, financial models, and market assessments.
  • Assessing alignment of land parcels with our product design and business model.
  • Organizing and facilitating meetings between key stakeholders, including legal, finance, and management teams.
  • Working with legal counsel, consultants, and internal teams to ensure smooth execution of deals.
  • Facilitating documentation, compliance, and closure of acquisition transactions.
Qualifications & Experience

To succeed in this role, you will need:

  • A Bachelor's degree in Real Estate, Business, Finance, Architecture, or related field (MBA preferred).
  • 2-4 years of relevant experience in land acquisition, real estate development, or investment.
  • Strong knowledge of Mumbai Development Control Regulations (DCR) and land acquisition processes.
  • Proven track record of successfully sourcing and closing land transactions.
  • Established network with brokers, landowners, and developers in MMR (mandatory).
  • Strong negotiation, stakeholder management, and communication skills.
