Key Responsibilities:

  • Develop and audit financial models for Real Estate Investment Trusts (REITs), including operating and non-operating cash flow modeling, levered and debt cash flow, joint venture & waterfall models for multifamily, office, industrial, and retail asset classes.
  • Build Argus valuation models (single property and portfolio), lease abstracting, review, and audit, as well as performing cash flow and rent roll analysis.
  • Conduct valuations for commercial real estate properties using income capitalization approach (discounted cash flow & direct capitalization), sales comparison approach, and cost approach.
  • Model REIT income statement and balance sheet, understanding revolver, interest expense, circularity, and modeling future development, Funds From Operations (FFO) & Capital Additions (CAD), building and auditing REIT valuation and Net Asset Value (NAV) models.
  • Prepare pitch books, information memorandums, industry studies, company profiles, and discussion documents for various industries.
  • Conduct M&A deal runs and target screenings using databases like Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, and FactSet.

Meet project timelines and deliver high-quality reports to ensure client satisfaction.

Conduct analysis, quality control checks, and outgoing report reviews.

Other responsibilities include structuring deliverables and developing new research products.

Demonstrate strength in client relationship building, information needs assessment, and management.
