Job Summary

This role leads procurement and contracts for high-value, ultra-luxury real estate projects.

Exceptional negotiation skills, deep knowledge of premium-grade materials, global sourcing expertise, and strategic vendor partnerships are required to manage cost efficiency, quality, and timely delivery.

Main Responsibilities
  • Procurement Strategy & Planning:
    • Develop and implement procurement strategies to source world-class materials and ensure timely delivery of ultra-luxury projects.
    • Identify and onboard premium suppliers, artisans, and global brands that meet project design intent and quality benchmarks.
    • Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
  • Vendor & Supplier Management:
    • Build and maintain long-term relationships with reputable national and international vendors.
    • Conduct vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards.
    • Negotiate high-value contracts that balance cost and quality while maintaining exclusivity.
  • Contracts Management:
    • Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
    • Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
    • Ensure all contracts adhere to statutory requirements and corporate governance policies.
  • Cost Control & Value Engineering:
    • Lead value engineering exercises without compromising material quality or design aesthetics.
    • Monitor market trends, price fluctuations, and alternative sourcing options to ensure cost competitiveness.
    • Approve purchase orders within delegated authority limits.
  • Team Leadership & Collaboration:
    • Lead and mentor a high-performing Purchase & Contracts team.
    • Work closely with project management, design, and construction teams to align procurement schedules with project milestones.
    • Ensure seamless coordination between procurement, logistics, and site execution teams.
  • Risk, Compliance & Continuous Improvement:
    • Identify and mitigate procurement risks such as supplier disruptions, cost escalation, or regulatory non-compliance.
  • Project & Stakeholder Collaboration:
    • Align closely with project, design, architectural, finance, legal, and site teams to synchronize procurement and contracting timelines and objectives.
    • Provide clear status updates, risk assessments, spend reporting, and procurement insights to senior leadership.

Qualifications, Experience & Skills:

The ideal candidate will possess:

  • Bachelor's degree in Supply Chain Management, Commerce, or a related field (MBA preferred).
  • At least 15 years of experience in procurement and contracts, with 7+ years in leadership roles within luxury real estate.
  • Proven track record in sourcing premium international materials, finishes, and fixtures.
  • Strong legal and commercial acumen in contract management.
  • Excellent negotiation, vendor relationship, and stakeholder management skills.
  • Exposure to global procurement markets and luxury design trends.
