Job Title: Land Acquisition Specialist

About This Role:

We are seeking a highly skilled and experienced Land Acquisition Specialist to join our team. The successful candidate will be responsible for identifying, evaluating, and negotiating land acquisitions for various projects in the Greater Bangalore region.

Key Responsibilities:

  • Market Scouting & Land Identification
    • Conduct thorough research of the Bangalore market, including scouting potential land parcels, analyzing market trends, and building relationships with key stakeholders.
    • Maintain an extensive network of brokers, agents, and landowners to stay informed about available land opportunities.
    • Evaluate potential land sites based on key criteria such as RMP, FAR, zoning, and connectivity.
  • Deal Structuring & Negotiation
    • Negotiate complex deals, including outright purchases, joint development agreements, and other structured transactions.
    • Determine optimal deal terms, including goodwill payments, advance terms, and revenue-sharing ratios that align with company goals.
    • Ensure favorable outcomes through effective negotiation and problem-solving skills.
  • Legal & Regulatory Due Diligence
    • Coordinate title clearance, encumbrance checks, and khata verification to ensure seamless transaction execution.
    • Manage interactions with government agencies, including BBMP, BMRDA, BDA, KIADB, and RERA, to secure necessary approvals.
    • Analyze zoning regulations, DC conversion, FAR utilization, and TDR applicability to inform land acquisition decisions.
  • Financial & Feasibility Analysis
    • Prepare detailed land feasibility reports, including ROI/IRR/payback projections, to support investment decisions.
    • Collaborate with finance teams to assess funding requirements and JD profitability.
    • Present compelling acquisition proposals to senior management.
  • Stakeholder Management
    • Foster strong relationships with landowners, brokers, panchayats, and government authorities to facilitate smooth transactions.
    • Resolve conflicts and manage expectations to maintain confidentiality and integrity during negotiations.
    • Develop and execute strategies to build trust and credibility with key stakeholders.
  • Reporting & Pipeline Management
    • Maintain a comprehensive land pipeline tracker, including shortlisted, negotiated, and finalized properties.
    • Provide regular updates to senior management on land acquisition progress.
    • Stay up-to-date on competitor activity and market benchmarks to inform strategic decisions.
