Business Development Manager

We are seeking a skilled Business Development Manager to join our team at Reliance Industries Limited.
This exciting role will be responsible for supporting the Offer & Business Development Manager in identifying, analyzing, and executing business development opportunities for plaza and Way Side Amenities.
The successful candidate will execute strategic planning with insights and analytics to drive key occupier client growth, contribute to business development assignments, and help target new clients to grow fee revenue.
Key responsibilities include performing outreach to program managers and internal stakeholders to diagnose challenges and problem areas, driving the delivery and presentation of insights and analytics related to those challenges, and negotiating and closing out deals with tenants to fill Truckstop and Travel Centre site formats.
The ideal candidate will have excellent communication and negotiation skills, with the ability to work closely with various teams to achieve shared goals.
In this dynamic role, you will be responsible for:
- Assessing plaza and WSA business development opportunities and preparing ATN, EFM, AAF, and DCFs to support RBML approvals processes.
- Identifying new and innovative business opportunities and developing offers to grow our plaza and WSA, including ways to fund expansion.
- Leading the way for monetizing awarded WSA sites by partnering with corporates and food aggregators in both food and non-food domains.
- Executing a large volume and variety of real-estate leasing transactions.
- Fulfilling pipeline prospective tenants to maximize lease returns at Truck and Travel Centre ROs.
- Supporting Highway Tender processes via providing non-fuel income input and analysis.
- Translating strategy into actionable and concrete trading plans, contributing to feasibility assessment, resourcing, planning, and budget management.
- Analyzing existing and emerging market trends, past performance across multiple categories and locations, and customer insights to suggest propositions and formats.
- Developing commercial frameworks and deal architecture to maximize the likelihood of successful prosecution of offer delivery.
- Responding to internal lease queries under RBML ownership, obligations under leases, tenure.
- Monitoring critical dates and providing support to ensure options are exercised with appropriate input from the Business, Strategy, and Property teams.
- Monitoring performance, key metrics, and reconciling outgoings, royalties, turnover rents, franchise billings, and their dues collection.
- Escalating arrears and conducting audits to ensure full monies owed are being received by RBML.
- Supporting the management of rent reviews, lease options, and lease negotiations.
- Assisting in lease exit process with Equipment Sales Agreements, quotes for make-good works, liaising with Maintenance/Projects to carry out works.
- Managing plaza upkeep and daily operations, including maintenance and painting of assets.
- Supporting Offer & Business Development Manager in Plaza convenience budget planning and submission process and managing yearly Plaza budget.
- Facilitating opening of plazas in line with Annual Operating Plan.
- Maintaining assigned key partnerships and providing ongoing support to these key partners.
- Handling partner queries and finding innovative solutions for complex problems.
The salary range for this role is expected to be between ₹25 lakhs and ₹35 lakhs per annum, depending on qualifications and experience.
