Land Acquisition Specialist

We are seeking a seasoned Land Acquisition Specialist to spearhead our growth strategy in Greater Bangalore. The ideal candidate will be responsible for sourcing, evaluating, and negotiating land parcels for our developments.

This critical role demands a strong market network, sharp negotiation skills, and thorough knowledge of legal and regulatory processes. The successful candidate will have a proven track record in land acquisition for layouts/apartments in Bangalore, with expertise in RERA, FAR, TDR, BMRDA/BDA approvals, and financial acumen.

Responsibilities:
  • Market Scouting & Land Identification
    • Identify potential land parcels in Bangalore and its peripheral corridors (Hoskote, Anekal, Budigere, Whitefield, Kanakapura, Devanahalli) through extensive market research and networking.
    • Maintain relationships with brokers, agents, and landowners to stay informed about market trends and opportunities.
    • Shortlist lands based on return on investment (ROI), Farad utilization, zoning regulations, and connectivity, ensuring alignment with our company's goals.
  • Deal Structuring & Negotiation
    • Negotiate outright purchases and Joint Development agreements with landowners, ensuring favorable terms and conditions.
    • Structure goodwill payments, advance terms, revenue-sharing ratios, and other deal components to ensure mutually beneficial outcomes.
    • Ensure that all deals are aligned with our company's vision and objectives, minimizing risks and maximizing returns.
  • Legal & Regulatory Due Diligence
    • Coordinate title clearance, encumbrance checks, khata verification, and other legal requirements to ensure seamless transactions.
    • Manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA authorities, ensuring compliance with regulatory standards.
    • Verify zoning, DC conversion, FAR utilization, and TDR applicability for each land parcel, mitigating potential risks and delays.
  • Financial & Feasibility Analysis
    • Prepare detailed land feasibility reports, including ROI/IRR/payback analysis, to inform business decisions.
    • Collaborate with our finance team to determine funding needs and project profitability, optimizing resource allocation.
    • Present acquisition proposals to management, highlighting the potential benefits and risks, and recommending strategic investments.
  • Stakeholder Management
    • Build and maintain relationships with landowners, brokers, panchayats, and government authorities, fostering trust and cooperation.
    • Resolve conflicts and ensure smooth transactions, maintaining confidentiality and integrity throughout the process.
    • Foster a culture of transparency and open communication within our organization and with external stakeholders.
  • Reporting & Pipeline Management
    • Monitor and maintain a land pipeline tracker, tracking shortlisted, negotiated, and finalized deals.
    • Provide regular updates to our General Manager or MD, highlighting key milestones and challenges, and recommending course corrections as needed.
    • Track competitor acquisitions and market benchmarks, identifying opportunities to differentiate ourselves and enhance our market position.
