The AGM - Asset Management will play a pivotal role in overseeing and optimizing the performance of the real estate portfolio. This position involves strategic management, financial oversight, and operational supervision of the company's assets. The AGM will collaborate closely with senior management, leasing teams, finance, and other internal departments to drive the performance, value enhancement, and profitability of the assets under management.
Key Responsibilities:
Portfolio Oversight and Management:
- Manage a diverse portfolio of real estate assets, including office buildings, retail properties, residential developments, and industrial facilities.
- Implement asset strategies aimed at enhancing the value and performance of each property.
- Monitor market trends and conduct regular performance reviews of all properties within the portfolio.
- Oversee lease renewals, tenant relationships, and property operations to ensure optimal financial performance.
Financial Performance and Reporting:
- Prepare and review budgets, financial forecasts, and performance reports for each asset.
- Conduct regular financial analysis to assess asset performance, identifying opportunities for cost optimization and revenue growth.
- Collaborate with the finance team to ensure accurate accounting, reporting, and compliance with internal controls.
- Provide actionable recommendations to senior management regarding capital expenditures, acquisitions, and dispositions.
Strategic Planning and Market Analysis:
- Develop and implement long-term asset strategies aligned with the company’s overall objectives and market conditions.
- Evaluate market trends, competitor activity, and other external factors to advise on property repositioning, sales, or acquisitions.
- Participate in due diligence and strategic decision-making processes related to potential acquisitions, sales, or redevelopments.
Tenant Relations and Lease Management:
- Foster strong relationships with tenants to ensure high occupancy rates and tenant satisfaction.
- Review and negotiate lease terms, renewals, and amendments.
- Address tenant concerns and ensure compliance with lease agreements and property standards.
Project Management:
- Oversee capital improvement projects and property renovations, ensuring timely completion and adherence to budgets.
- Coordinate with project managers, contractors, and vendors to ensure quality and efficiency in property upgrades and developments.
Risk Management and Compliance:
- Ensure compliance with all legal, regulatory, and environmental requirements related to the properties in the portfolio.
- Identify and mitigate risks associated with property management, lease agreements, and financial transactions.
Team Leadership and Development:
- Lead and mentor a team of asset management professionals, providing guidance on best practices, performance objectives, and professional development.
- Collaborate with cross-functional teams, including finance, leasing, and operations, to achieve overall asset management goals.
