About the Role

Responsible for managing FM operational activities and providing necessary support in workplace operations for assigned portfolios across Bengaluru offices.

Roles & Responsibilities

- Manage and supervise facility maintenance staff, contractors, and vendors
- Identify and implement energy efficiency and sustainability improvements
- Conduct technical due diligence for new buildings
- Oversee OPEX and CAPEX activities for the assigned portfolio
- Manage stakeholder relationships within the organization
- Liaise with landlords to ensure uninterrupted building operations
- Maintain accurate records of maintenance, repairs, and expenses
- Implement and monitor preventive maintenance programs for facilities and equipment
- Inspect building structures to assess repair and renovation needs
- Ensure compliance with health and safety requirements for equipment and building provisions
- Collaborate with other departments to prioritize facility-related projects and allocate resources
- Ensure all facilities are equipped with necessary safety equipment and staff are trained accordingly
- Provide technical support and guidance to other departments as needed
- Act as the first point of escalation and manage incidents in case of building emergencies
- Supervise and manage soft service providers such as housekeeping, pest control, and landscaping to ensure high-quality service delivery
- Execute business-approved CAPEX projects and large-scale maintenance initiatives
- Plan for business continuity and ensure 100% uptime through proactive measures
- Manage vendor contracts and performance for outsourced soft services
- Monitor and optimize soft services budgets while tracking expenses
- Ensure 100% compliance with fire and life safety regulations
- Identify and mitigate risks in collaboration with FM partners, landlords, and WeWork stakeholders

Experience and qualifications

- Bachelor's degree in Mechanical Engineering, Electrical Engineering, or a related field
- 12+ years of experience in facilities management or a related domain
- Strong understanding of mechanical, electrical, and plumbing (MEP) systems
- Knowledge of HVAC, Fire Alarm & Protection (FAPA), and other high- and low-side building systems
- Experience in project management, including budgeting and scheduling
- Ability to read and interpret technical drawings and specifications
- Strong analytical and problem-solving skills
- Excellent communication and interpersonal skills
- Experience with energy efficiency and sustainability initiatives is a plus
