JOB DESCRIPTION SECTION I BASIC INFORMATION ON THE POSITION UJR Name Team Member - QS Designation Role name Senior QS Associate Function Operation Sub Function PMO Band 4 Manager Individual Contributor Individual Contributor SBU Realty Location Thane UJR Code SECTION II ORGANIZATIONAL RELATIONSHIPS Direct Reporting Indirect Dotted Reporting Next Level or Skip Level Supervisor Manager COO Immediate Supervisor Manager Head PMO Position Team Member - QS Number of positions reporting to the role 0 Position titles of reportees SECTION III PURPOSE OF THE ROLE The role holder is responsible for preparing tender and contract documents including bills of quantities with the architect and or the client SECTION IV KEY RESPONSIBILITIES AND ACCOUNTABILITIES OF THE ROLE Evaluate quantities from architectural and structural drawings Prepare rate analysis based on current market rates Compute Budget from the evaluated quantities Monitor Budget on monthly basis Maintain documents related to budget Co-ordinate with internal departments viz Pre Engineering teams architects finance site on a daily basis Analyse options for budget to arrive at an economic solution Draft Bill of Quantities BOQs Bill of Materials BOMs for various activities and send it to contracts or purchase as and when required Prepare Base Building Specification this includes detailed specification of a project Maintain all hard copies and soft copies of documents like approved budget sheet contingency approval sheets etc SECTION V KEY RESULT AREAS Key performance goals for the role Critical outcomes of a job contributing to the organization s and role s success Weightage should add up to100 Quantity Surveying Estimation - Co-ordination with design team for getting the final drawings for respective packages works - Studying the drawings and specifications - Estimating Verifying the quantities for various civil and finishing work from available drawings - Calculating the quantities for various new extra items of WO Amendments of civil and finishing items 40 Preparation formation of Bill of Quantities BOQ Cost Optimization - Studying drawings and specification to prepare BOQ for various items in consultation with design team - Finalizing the specification for the various items - Assisting Contract team to float the tender - To carry out value engineering cost control through various measures against budgeted cost during pre and post award of contract 30 Site visit OR co-ordination with site team for work - To understanding site condition and type of work to carry out work smoothly - Visiting site during various constriction stages and verifying JMR on site - Work out verifying the quantity for work order amendments for final bills 30 TOTAL 100 SECTION VI FINANCIAL ACCOUNTABILITY GEOGRAPHICAL SCOPE as applicable Financial Accountability with exclusive authority Geographical Scope PAN India SECTION VII KNOWLEDGE EXPERIENCE SKILLS AND ABILITIES Education Qualification B E Civil Full time Technical Professional Knowledge required What someone NEEDS TO KNOW Should have prior and working knowledge of Quantity Surveying which includes quantity evaluation of the below activities - o Civil Work - This includes Earthwork Concrete Steel Shuttering Plaster o Finishing Work- This includes Waterproofing Flooring Gypsum Plaster Joinery work Aluminium windows Painting Fabrication work and entrance lobby o Miscellaneous work - As per project requirements Should have prior and working knowledge of Budget monitoring which includes tracking the budget on monthly basis by preparing budget monitoring reports for this the work orders and purchase orders are reconciled along with their respective bill certified on monthly basis Experience required What someone NEEDS TO HAVE DONE Must have 8-10 years expeirence Must have real estate construction industries experience Essential RLC for the role Essential Leadership Competencies that need to be demonstrated or how they NEED TO BEHAVE Drive Results Active Collaboration Innovate Transform Personal Attributes required Personal qualities motivations and preferences likely to enhance performance in the role Self Starter Assertive Evaluative Insightful Influencing Detail conscious Logical Decisive Domain Functional skills required Execllent communication skills- oral and written Attention to detail Logical reasoning Sound judgment Perspective on risk Interpersonal skills Leadership SECTION VIII KEY INTERACTIONS Internal Key interactions within the organization Nature or purpose of interaction Manager Suggestions and approvals External Key Interactions outside the organization Nature or purpose of interaction Contractors For work completion
