Organisation One of the leading developer of Grade A commercial office space in BangaloreRole Senior Manager FacilityLocation BangaloreExperience 12 YearsKey ResponsibilitiesTechnical Expertise Serve as the subject matter expert for facility management driving process improvements and ensuring quality and structured vendor operations Monitor asset health analyze data and implement solutions to extend asset lifecycles Ensure technical deliverables are met within timelines and costs while controlling change management effectively Oversee the performance of OEM vendors and outsourced service providers ensuring all technical aspects are met per contractual obligations Participate in operational reviews and ensure actionable insights are implemented Stakeholder Management Identify and evaluate vendor and OEM performance ensuring adherence to industry standards and budget limits Exercise expertise in all commercial aspects including monitoring and financial cost control optimizing features and specifications with budget limits Lead the vendor selection process including credential reviews negotiations and contract finalization Act as the primary interface with clients to address operational requirements maintain strong relationships and ensure tenant satisfaction Regularly review and validate MMR Monthly Maintenance Reports and repair costs providing actionable inputs to management Collaborate with internal teams such as leasing finance and project management to align operational activities with oClientnizational goals Rigorously challenge and critically evaluate outsourced vendor processes and efficiency Operations Management Ensure uninterrupted services power HVAC water EHS etc through proactive monitoring and scheduled maintenance Supervise AMC schedules validate vendor performance and ensure adherence to SLAs Conduct audits of vendor processes and functionality to identify gaps and recommend improvements Lead the coordination of client modifications and build-outs in collaboration with outsourced vendor teams Ensure compliance with statutory regulations and safety standards in all operational activities Safety Sustainability Identify and mitigate health and safety risks across all facility management operations Drive sustainability initiatives implementing industry best practices to enhance operational efficiency and environmental responsibility Team Leadership Development Provide guidance mentorship and training opportunities to direct and indirect teams Foster a collaborative and innovative work environment driving continuous improvement and high performance Set clear performance goals conduct regular evaluations and provide constructive feedback to vendors and internal teams Audit Quality Assurance Lead bi-annual functionality audits in collaboration with vendor SMEs or quality heads Conduct detailed reviews of contract deliverables ensuring high-quality service delivery and adherence to budget constraints Support the leasing team by addressing customer queries and resolving operational issues effectively Qualifications Experience Education BE Civil Engineering or equivalent Experience Minimum 12 years of experience in facility management coordinating with internal and external stakeholders Proven expertise in managing all facility services MEP EHS security etc through OEMs or outsourced vendors Track record of managing high-rise commercial buildings hotels and retail establishments to deliver superior client satisfaction Specialized Knowledge Advanced knowledge of maintenance methods execution techniques and materials used in the industry Awareness of commercial legal and regulatory requirements for facility management
