Roles and Responsibilities

The Senior General Manager(SGM)-Development provides critical leadership, ownership and accountability for the Development teams deployment and delivery of COWRKS Flex and Managed Office Centers PAN India. This role is also responsible for safe worksites by adhering to organizational and industry procedures. The SGM Role influences and provides direction and coaching to internal and external partners to facilitate and accomplish complex, critical issues which may significantly impact delivery of construction projects; Develops manages and reports on safety, quality, scope, schedule and budget of all ongoing projects, and is responsible for oversight and implements project risk identification/mitigation, governance and controls for all construction activity. There is active partnership and critical leadership involved with peers in Operations, Revenue, Procurement and Design, and the Brookfield teams(internally),PMC’s, Vendor Partners and Building management teams(externally) to ensure a successful outcome on each project.

Responsibilities:

  • Provide critical leadership, ownership and accountability for the development teams delivery of projects-Custom, Flex and MOS.
  • Oversee preparation of Project schedules, Budgets and delivery plans.
  • Provide visible leadership and advocate for safe practices by adhering to relevant EHS and EPC organizational requirements, and industry best practices/procedures.
  • Set goals for internal and external project teams under their purview of responsibility, delegate responsibilities, measure performance against KPI’s and deliver feedback to achieve timely results.
  • Develop, manage and report on Safety, Quality, Scope, Schedule and budget for all projects. Be responsible for oversight and implement project risk identification/mitigation, governance and controls for all project activities.
  • Analyze and recommend innovative delivery options utilizing best practices and trends.
  • Own communication and information flow to relevant departments like revenue, operations, and the client to ensure that project status and relevant information is updated across departments and with external stakeholders. Play a key role in partnering with the client solution teams on MOS projects to ensure that the documentation and flow of project information is proper and up to date.
  • Lead the teams accountability for on schedule and within budget delivery of all projects in the portfolio by ensuring project progress reports including safety, quality, scope, schedule, and budget are reviewed on a cadence that predictably delivers on business results.
  • Conducts frequent site visits on projects to assess status, risk and directly support and promote project team morale.
  • Lead and drive coordination for meetings and activities with vendors, PMC’s, consultants, design and Clients(in partnership with the client solutions team). Initialize and identify opportunities to discuss and integrate lessons learned.
  • Prepares RCA(Root Cause Analysis) and shares lessons learned with relevant stakeholders to ensure that the teams are learning and getting better together for the business. Establish review, approve, and communicate risk mitigation goals and develop metrics, dashboards and/or scorecards to drive progress.
  • Actively direct and oversee the management of vendors, ensuring compliance with contracts and prior audit results.
  • Control vendor performance relative to cash-flow and budget summaries(with cost management and procurement support).
  • Oversee and implement project controls in work activities(eg. PR/PO,COP’s etc).
  • Identify and direct vendor scope of work, PMC Scope and performance, change orders and invoices.
  • Support mentorship, workforce development, and succession planning. Leverage resources to help employees develop skills and support their career interests.
  • Drive the execution of projects by identifying customer and operational needs by setting priorities, removing barriers and obstacles, and allocating resources.

Preferred qualifications

  • Bachelors degree in construction project management/Civil Engineering with 17+ years of relevant experience.
  • Proven experience in a fast paced Corporate interior/Managed Office Provider setting
  • Strong Ethics in the management of large capital projects that deliver predictable results in safety, quality, cost & schedule.
  • Excellent communication, leadership and influencing skills.
  • Cross-group leadership, collaborator and influencer across teams and organisations with proven success in participating in cross-functional teams to deliver on key projects
  • High personal standards to deliver a thoughtful, polished and quality work product.
  • Demonstrable ability to use data to influence and drive decisions.
