Redevelopment Manager

The Redevelopment Manager is responsible for identifying, planning, and executing redevelopment opportunities within the company’s real estate portfolio. This role focuses on repositioning underperforming assets, managing redevelopment projects from concept to completion, and maximizing the value of the company’s properties through creative design, entitlement strategy, and financial analysis.
Key Responsibilities:
1. Redevelopment Strategy & Planning
- Evaluate existing assets and potential acquisitions for redevelopment opportunities.
- Develop business plans, pro Formas, and feasibility analyses for each project.
- Lead entitlement, permitting processes to ensure timely project approvals.
- Collaborate with internal teams (acquisitions, construction, leasing, finance) to align redevelopment strategies with corporate goals.
2. Project Management
- Oversee all phases of redevelopment projects, including design, budgeting, scheduling, and execution.
- Manage consultants, architects, engineers, and contractors.
- Monitor project progress, budget adherence, and quality control.
- Prepare and present project updates and financial performance reports to senior management and investors.
3. Financial Analysis & Deal Structuring
- Build and maintain detailed financial models to evaluate project returns and risks.
- Support negotiations with lenders, equity partners
- Assist in sourcing public or private funding incentives (e.g., tax credits, grants, or TIF).
- Review and manage project budgets and cost tracking.
4. Market Research & Site Selection
- Conduct market research to identify redevelopment trends, demand drivers, and competitive positioning.
- Work with acquisitions and asset management teams to identify sites suitable for redevelopment or adaptive reuse.
5. Stakeholder & Community Relations
- Maintain positive relationships with local governments, planning agencies, and community stakeholders.
- Represent the company in meetings, presentations, and public hearings related to redevelopment projects.
Qualifications:
Education:
- Bachelor’s degree in real estate, Urban Planning, Architecture, Engineering, Finance, or related field.
- Master’s degree (MBA or MRED) preferred.
Experience:
- 5–8 years of experience in real estate development, redevelopment, or project management.
- Proven track record managing large-scale or mixed-use redevelopment projects.
- Experience working with entitlements, zoning, and public-private partnerships preferred.
Skills:
- Strong financial modelling and analytical skills (Excel or Argus).
- Deep understanding of the real estate development lifecycle.
- Excellent communication, negotiation, and leadership abilities.
- Ability to manage multiple complex projects simultaneously.
- Strong understanding of design, construction, and permitting processes.
