Purpose of the RoleThe Job holder will be responsible for SM & HM format expansion in the circle involving sourcing of new properties, NSO, rent reduction, rent re-negotiation, store size reduction, space release to LL/SIS, lease extension and EB power enhancement for stores, LL relationship, property tax rebate and capex reduction.
Principal ResponsibilitiesThe role requires the job holder to understand the catchments targeted by OPS for identifying properties for SM, which will meet our business norms.
Short list properties in correct locations within the catchmentsUnderstand the commercials suitable for SM business before shortlisting propertiesUnderstand the structural requirement before shortlisting propertiesPlanning the amenities and space with the right density of merchandise, best suited for that catchment, along with controlling future opex.
Renegotiate existing store rent and area reduction with LL'sKey Result AreasNew Store OpeningTo short list properties within the specified specsNegotiation with LL'sDiscussing agreement terms with LL'sEnsuring proper docs and LL scope of workSIS IncomeRenegotiate existing store rent and area reductionwith LL'sProcess Adherence and CompletionEnsure identification and short listing of propertiesEnsure SIS partners pipelineManage LL relationshipsLL relationship to be adhered via LL relationship calendar
Education and ExperiencePGDM or MBAMust have min 5 years of experience in RetailShould have experience in business expansion, scouting properties, Opening NSOsUnderstanding of documentations required and legal requirement to open new storeShould have understanding of negotiation & interpersonal skillsKnowledge about the regional Retail Market
