Job Title: Real Estate Transition Manager

Experience: 2–4 Years

Location: Pune

Department: Transaction Management

Reporting To: Head – Transaction Management / Business Head

Role Overview: The Real Estate Transition Manager will be responsible for managing and facilitating the seamless transition of real estate opportunities—ranging from land acquisition to property transactions—across commercial, metro, and infrastructure projects. This role requires strong real estate market understanding, relationship management, negotiation capability, and coordination across internal teams (design, legal, project) to ensure successful execution and documentation of all transitions.

Key Responsibilities:

  1. Property Identification and Sourcing

● Identify, evaluate, and source land or property opportunities suitable for commercial, metro, and infrastructure projects.

● Conduct due diligence and feasibility analysis to assess the suitability of identified properties.

● Coordinate with internal project and design teams to align property specifications with project requirements.

  1. Transaction Management & Transition Support

● Manage end-to-end property transition activities, including documentation, approvals, and handover processes.

● Support Transit Oriented Development (TOD) projects by facilitating real estate transitions with developers and authorities.

● Work closely with legal, design, and project management teams to ensure compliance, clear title, and smooth transaction execution.

  1. Broker and Network Management

● Develop and maintain strong relationships with brokers, land aggregators, developers, and property consultants.

● Build a reliable channel network to ensure a steady inflow of qualified real estate leads.

● Evaluate broker performance and maintain transparent engagement and communication with all intermediaries.

  1. Negotiation & Deal Closure

● Lead negotiations with landowners, brokers, and clients to achieve favorable deal terms in line with company strategy.

● Ensure all transactions are handled ethically, transparently, and within approved budgets and timelines.

● Prepare and present proposals and financial summaries for management approval.

  1. Business Development & Market Intelligence

● Generate new business leads through networking, relationship management, and market intelligence.

● Stay updated on market trends, property rates, and emerging development zones.

● Contribute to business expansion by identifying strategic growth opportunities in real estate. 6.

Documentation & Reporting

● Maintain detailed records of property listings, deal progress, and transition status.

● Prepare periodic market reports, transaction trackers, and MIS summaries for management review.

● Ensure proper documentation and archival of all agreements, correspondences, and approvals.

Candidate Profile:

Education:

● Bachelor's degree in Civil Engineering / Real Estate Management / Business Administration.

● MBA in Real Estate / Finance preferred. Experience:

● 2–4 years of experience in real estate transaction management, property sourcing, or land acquisition.

● Exposure to commercial, metro, or infrastructure development projects preferred. Technical & Functional

Skills:

● Strong understanding of real estate market dynamics and land transaction processes.

● Knowledge of property laws, documentation, and due diligence procedures.

● Excellent negotiation, communication, and stakeholder management skills.

● Proficient in MS Office (Excel, PowerPoint, Word) and report preparation.

Behavioral Skills:

● Strong interpersonal and networking abilities.

● Self-driven and result-oriented professional.

● Ethical, detail-oriented, and able to manage multiple stakeholders simultaneously.

● Good presentation and analytical skills.

Performance Indicators (KPIs):

● Number and quality of land/property leads sourced and converted.

● Timeliness and accuracy of transaction execution and documentation.

● Quality of broker and partner relationships maintained.

● Contribution to successful deal closures and project transitions.

● Client and management satisfaction with transaction support and reporting.
