Role & responsibilities : 1. Property Identification & Evaluation
• Scout and shortlist potential properties suitable for preschools and high schools.
• Assess properties for safety, accessibility, compliance, and demographic fit.
• Conduct financial and catchment area analysis to ensure long-term viability. 2. Market Research & Feasibility
• Research demographics, competitor schools, and city-specific needs.
• Conduct feasibility studies and prepare detailed property evaluation reports. 3. Negotiations & Partnerships
• Negotiate lease, purchase, or partnership agreements with property owners.
• Liaise with real estate agents, developers, and local authorities for approvals.
• Ensure compliance with statutory and legal requirements. 4. Cross-Functional Collaboration
• Work with academic and operations teams to align infrastructure with school needs.
• Coordinate with finance to prepare budgets and financial models.
• Support end-to-end execution of new school projects. 5. Reporting & Administration
• Maintain accurate property records and documentation.
• Submit regular reports to management on progress and closures.
• Track and update all agreements, contracts, and compliance checklists. 6. Strategic Expansion & Travel
• Build a pipeline of properties to support Rise Schools growth strategy.
• Identify high-potential cities for expansion.
• Travel extensively to evaluate and finalize properties on-ground. 7. Legal & Compliance Responsibilities
• Verify property ownership documents, titles, and approvals before acquisition.
• Ensure compliance with RERA, municipal regulations, fire safety, and education board norms.
• Liaise with legal advisors to draft and review MoUs, lease agreements, and contracts.
• Oversee due diligence to avoid litigation or regulatory risks.
• Maintain proper records of all legal documents and approvals for audit purposes

Preferred candidate profile : Minimum 7+ years of experience in real estate, property acquisition, or school expansion.
• Proven track record of setting up multiple K-12 schools.
• Strong analytical, negotiation, and financial modelling skills.
• Excellent communication and stakeholder management ability.
• In-depth understanding of school infrastructure norms, legal compliance, and safety regulation
