Designation: Senior Contracts Engineer / Assistant Contracts Manager
Location: Mumbai Office – Borivali (West)
Reports to: Construction Manager (GM) / VP
Experience: 4–7 years (Real Estate – Residential/Commercial)

Position Objective

To plan, develop, award, and administer construction contracts/work orders in a multi-project scenario, ensuring cost optimization and timely delivery across all project stages.

Organizational Context

  • Residential and commercial high-rise projects in western suburbs of Mumbai.

  • Requires managing contracts for various project activities: plot surveys, piling, foundations, superstructure, finishes, MEPF services, elevators, parking systems, landscaping & infrastructure works, AMCs.

  • Includes drafting terms of appointment for consultants/architects and ensuring robust, enforceable contract documents.

Key Responsibilities

  • Develop comprehensive contracts/work orders with clear legal, commercial, and technical terms.

  • Identify and develop appropriate vendors/contractors for different work packages.

  • Suggest contracting strategy, contract type, and suitable grades of contractors.

  • Review estimations and QS reports; provide cost optimization inputs through rate analysis and value engineering.

  • Prepare and implement work order plans aligned with project schedules to ensure timely onboarding of contractors.

  • Manage bid analysis, negotiations, and finalization of work orders.

  • Administer and monitor contracts to ensure fulfillment of all contractual obligations.

  • Verify invoices, issue payment certificates, and coordinate with Accounts for timely disbursements.

  • Provide regular MIS/reports: progress, actual vs planned work value, cost-to-complete, and projected cash flow.

  • Evaluate contractors' performance and recommend corrective measures.

Candidate Profile

  • Education: BE/B.Tech. in Civil Engineering from a recognized university (Post-Graduation in Contract Management preferred).

  • Experience: 4–7 years in contracts and contract administration for real estate residential/commercial projects (Mumbai experience preferred).

  • Strong expertise in vendor development, rate analysis, negotiation, and cost control.

  • Excellent technical drafting skills with strong knowledge of contractual/legal terms.

  • Proficiency in contractual correspondence, documentation, and reporting.

  • Strong communication skills (verbal & written) with ability to coordinate across teams.
