Position OverviewJLL is seeking an experienced Workplace Manager to lead comprehensive facility operations, financial stewardship, and compliance governance for our corporate client portfolio. This role demands a strategic professional who can seamlessly integrate operational excellence with financial accountability and regulatory compliance to deliver exceptional workplace experiences.Core Delivery RequirementsFacilities Management OperationsStrategic Planning & Execution: Develop and implement comprehensive facility management strategies aligned with client business objectives and JLL service delivery standardsVendor Management: Oversee multiple service providers including cleaning, security, maintenance, and specialized technical services, ensuring SLA compliance and cost optimizationSpace Planning & Optimization: Lead space utilization analysis, workplace design initiatives, and move management to maximize efficiency and employee satisfactionPreventive Maintenance Programs: Design and execute comprehensive preventive maintenance schedules for HVAC, electrical, plumbing, and building automation systemsEmergency Response & Business Continuity: Maintain robust emergency procedures, crisis management protocols, and business continuity planningFinancial Governance & ManagementBudget Development & Control: Create, monitor, and manage annual facility budgets ensuring alignment with client financial parametersCost Center Management: Oversee multiple cost centers, provide detailed variance analysis, and implement cost reduction initiatives without compromising service qualityCapital Planning: Evaluate and prioritize capital expenditure requests, conducting ROI analysis and presenting recommendations to senior leadershipFinancial Reporting: Produce comprehensive monthly financial reports, KPI dashboards, and variance analysis for client and internal stakeholdersProcurement Oversight: Lead competitive bidding processes, contract negotiations, and vendor financial evaluationsCompliance & Risk ManagementRegulatory Compliance: Ensure adherence to all local, state, and federal regulations including OSHA, EPA, ADA, fire safety, and building codesAudit Management: Coordinate internal and external audits, implement corrective action plans, and maintain documentation for compliance verificationRisk Assessment & Mitigation: Conduct regular facility risk assessments, develop mitigation strategies, and maintain comprehensive risk registersHealth & Safety Programs: Implement and oversee workplace safety programs, incident reporting systems, and safety training initiativesDocumentation & Reporting: Maintain accurate compliance records, permits, certifications, and regulatory correspondenceKey ResponsibilitiesOperational ExcellenceManage day-to-day facility operationsCoordinate with JLL integrated service delivery teams (Engineering, Security, Cleaning, etc.)Implement and monitor facility KPIs including uptime, response times, and client satisfaction scoresLead workplace transformation initiatives and change management processesStakeholder ManagementServe as primary client liaison for facility-related mattersCollaborate with HR, IT, and business unit leaders on workplace strategyManage relationships with building owners, property managers, and municipal authoritiesPresent quarterly business reviews to client executive leadershipTechnology & InnovationLeverage JLL's technology platform including Corrigo, and client-specific IWMS systemsDrive implementation of smart building technologies and IoT solutionsUtilize data analytics for predictive maintenance and space optimizationExperience7+ years of facilities management experience, preferably in corporate environments5+ years of budget management experience with P&L responsibilityDemonstrated experience in compliance management and risk mitigationExperience managing multi-vendor service provider relationshipsCore CompetenciesStrong financial acumen with advanced Excel and financial modeling skillsExcellent project management and organizational capabilitiesOutstanding communication and presentation skillsProblem-solving mindset with ability to work under pressureSuccess MetricsClient satisfaction scores ≥ 95%Budget variance within ±2%Zero major compliance violations99%+ critical system uptimeSuccessful completion of assigned capital projects on time and budgetJLL is an Equal Opportunity Employer and is committed to working with and providing reasonable accommodations to individuals with disabilities.To Apply: Submit resume detailing your facilities management, financial governance, and compliance experience and apply through JLL Careers portal.Location: On-site –Bengaluru, KAScheduled Weekly Hours:48If this job description resonates with you, we encourage you to apply even if you don't meet all of the requirements.
