As an Manager Leasing, you will support the Senior manager / AVP Leasing in driving occupancy and revenue growth within the commercial business unit. Your role involves assisting in leasing operations, conducting market research, and facilitating lease negotiations to achieve leasing targets and enhance property value

Role & responsibilities

  • Create necessary leasing related materials including Lease proposals, responses to RFPs, draft agreements for all commercial projects of KDC.
  • Co-ordinate with Architects team to ensure that updated floors plans, area statements, AutoCAD of all commercial KDC projects are readily available for the leasing team.
  • Ensure all Lease proposals, signed LOIs and Leave and License agreements/Lease deed are properly maintained and updated on the system.
  • Ensure rent calculations with escalations and other important financials of all tenants are properly maintained.
  • Ensure all brokers/IPCs are registered on SFDC/SAP.
  • Co-ordinate with the brokers/IPCs for processing their invoices and ensure timely pay-outs.
  • Ensure tenant invoices are raised on time and co-ordinate with the tenants for outstanding receivables.
  • Prepare team performance reports monthly, quarterly and annual as assigned in accordance with the agreed content, standards and timelines.
  • Track and prepare reports on commercial project performance like occupancy rates, rental income, tenant information.
  • Maintaining and timely updating of inventory status.
  • Conduct market and competition study by visiting competition projects to evaluate industry trends, competitor offerings, marketing strategies, rental rates and tenant information.
  • Support leasing team in handling Channel partner and tenant site inspections.
  • Monitor rent collection and arrears, taking appropriate action to address delinquencies (failure to pay).
  • Prepare leasing budgets and forecasts, tracking performance against targets.
  • Collaborate with maintenance teams to ensure properties are well-maintained and attractive to tenants.

Preferred candidate profile

  • Strong written, oral communication skills.
  • Knowledge of MS Excel, MS-Word and other MS tools.
  • Organized with attention to detail and thorough documentation skills.
  • Process oriented
  • Understanding of commercial real estate.
  • Ability to build rapport and relationship with internal and external stakeholders.
  • Ability to engage effectively with clients.
  • Bachelor's degree in Business, Real Estate, or related field.

  • 5+ Years Experience in property leasing transactions.
