Role Summary

As the Property Operations Manager - Short/long Stays & Airbnb, you will take full ownership of end-to-end property operations in Gurgaon. This is a hands-on role ideal for someone with ~1 year of direct experience running Airbnb/short-stay or long-stay rentals. You'll manage guest experiences, optimize occupancy, and build strong broker networks to ensure consistent bookings for both short and long stays. Key Responsibilities

End-to-End Property Operations: Oversee daily operations, including maintenance, inventory management, vendor coordination, and ensuring properties are always guest-ready.

Guest Communication & Service Excellence:

Handle all guest inquiries, personalized check-ins/check-outs, issue resolution, and feedback to deliver 5-star experiences and positive reviews.

Housekeeping & Turnover Coordination:

Manage housekeeping teams for quick, high-quality turnovers between stays, maintaining impeccable standards.

Occupancy Optimization & Broker Relationship Management:

Build and maintain strong relationships with real estate brokers, corporate tie-ups, and referral networks to drive leads and fill spaces for both short stays (Airbnb) and long stays; track booking pipelines and implement strategies to maximize occupancy and revenue.

Performance Tracking:

Monitor key metrics (occupancy rates, reviews, revenue), analyze trends, suggest pricing adjustments, and report on property performance.

Compliance & On-Site Issue Resolution: Ensure adherence to local regulations, platform policies (e.g., Airbnb), and safety standards; resolve on-ground issues swiftly.

What We're Looking For

Experience: 1+ years of hands-on property management in Airbnb, short-stay rentals, or long-stay PG/coliving setups in India — must include direct guest handling, operations, and broker/network-driven occupancy filling (not just back-office roles).

Skills: Excellent communication (English + Hindi), relationship-building with brokers/agents, problem-solving in high-pressure situations, and familiarity with tools like Airbnb dashboard, Google Workspace, or basic CRM.

Mindset: Proactive, guest-obsessed, and commercially driven; comfortable networking in Gurgaon's real estate ecosystem to source long-stay tenants and short-stay bookings.

Education: Bachelor's degree in Hospitality, Business Administration, or related field (or equivalent practical experience).
