• Role Overview

The Procurement Executive / Manager will be responsible for strategic sourcing, BOQ preparation, vendor development, rate analysis, and contract negotiation for interior fit-out and turnkey projects. The ideal candidate should have strong commercial acumen, proficiency in AutoCAD and Excel-based BOQ estimation, and the ability to manage online and offline RFPs, vendor bids, and reverse auctions independently.

This is a high-visibility role requiring both technical and negotiation excellence, with a deep understanding of project cost structures and supply chain efficiency.

• Key Responsibilities

·       BOQ Preparation & Estimation

· Prepare detailed and itemized Bill of Quantities (BOQs) for interior, civil, electrical, HVAC, and finishing works.

· Extract quantities from AutoCAD drawings and validate design inputs from consultants and project teams.

· Benchmark costs based on recent projects, supplier quotes, and market analysis.

· Coordinate with design and project managers for scope confirmation and cost validations.

·       Sourcing & Vendor Management

· Identify, evaluate, and empanel suppliers, contractors, and OEMs across key categories (civil, MEP, furniture, finishes, etc.).

· Build and maintain a robust vendor database with updated rate cards and performance ratings.

· Develop regional supplier networks to ensure competitive pricing and timely delivery.

·       Tendering & Bid Management

· Prepare and float RFPs / RFQs through both online and offline channels.

· Conduct reverse auctions, bid evaluations, and comparative statements (CS sheets).

· Analyze technical and commercial submissions and coordinate clarifications with bidders.

· Negotiate pricing, delivery terms, and payment milestones to achieve cost efficiency.

·       Cost Control & Contracting

· Prepare cost summaries, rate analysis, and procurement trackers.

· Ensure all procurement aligns with approved project budgets and timelines.

· Support preparation of Purchase Orders, Work Orders, and Subcontract Agreements.

· Work closely with finance and PM teams for vendor payments, retention, and closure documentation.

·       Governance & Reporting

· Maintain transparency through structured bid documentation and approval workflows.

· Track procurement status against project schedules and update MIS dashboards weekly.

· Drive cost savings, compliance, and performance benchmarking across all procurement categories.

• Qualifications & Experience

• Education: B.E. / B.Tech (Civil / Mechanical) or Diploma in Engineering.

• Experience: 5–10 years in procurement for interior fit-outs / PMC / turnkey contracting.

• Preferred Exposure:

- Experience working with corporate office fit-outs, MEP vendors, and OEM suppliers.

- Hands-on exposure to AutoCAD, Excel-based cost models, and BOQ templates.

- Familiarity with reverse auction platforms, e-procurement tools, and manual tendering processes.

• Skills & Attributes
