Job Summary:
We are seeking a dynamic and experienced General Manager – Finance with a strong background in the Residential Apartment sector. The ideal candidate will possess hands-on expertise in fundraising, bank loans, Real Estate construction, accounting & GST reporting, LRD (Lease Rental Discounting), sales finance operations, and customer payment scheduling.
Key Responsibilities:

Fund Raising & Banking:
o Manage end-to-end fundraising activities, including negotiations.
o Establish and maintain relationships with banks to secure project funding and working capital.
o Handle LRD (Lease Rental Discounting) processes, documentation, and disbursement follow-ups.

Residential Project Finance:
o Oversee financial planning, budgeting, and forecasting for residential apartment projects.
o Monitor and control project costs and ensure financial discipline across all operations.

Sales & Customer Finance:
o Coordinate with the sales team to align financial planning with sales targets.
o Oversee the structuring of customer payment schedules and ensure timely collections.
o Liaise with customers for financial documentation and loan approvals.

Loan Management:
o Handle documentation, processing, and closure of home loans for customers.
o Coordinate with banks/HFIs for approvals, disbursements, and compliance-related tasks.
•
Reporting & Compliance:
o Prepare and present MIS reports, cash flow statements, and financial projections to management.
o Ensure compliance with all regulatory and statutory requirements related to project finance.
Maintenance of Books of Accounts for Real Estate construction & Statutory Compliance
• Maintenance of books of accounts for real estate sector
• Ensure project-wise accounting of revenue, costs, and advances received
• Approvals and necessary returns to RERA
• Ensure compliance with all RERA guidelines such as project registration, quarterly and annual disclosures, fund utilization reports, and declarations.
• Disclosure of revenue as per IND-AS
• Statutory Compliance – Payments and returns such as TDS, GST, PT, PF & ESIC etc.,
• Ensure compliance with relevant provisions of the Income Tax Act, GST Act, and labour laws.
• Closure of Books of accounts for Audit, Bank and RERA disclosure.
Requirements:
• Education: CA / MBA Finance / Equivalent qualification.
• Experience: 8 to 10 years in finance, with a minimum of 5 years in the Real Estate Sector, residential apartment segment.
• Proven experience in fundraising, LRD, handling bank loans, and customer financial operations.
• Strong knowledge of financial regulations and real estate financing practices.
• Excellent communication, negotiation, and interpersonal skills.
Preferred Skills:
• Experience working with reputed real estate developers.
• Ability to work under tight timelines and multitask effectively.
• Proficiency in financial tools and ERP systems related to real estate.
