Job Description:

Key Process & Technical Knowledge

The consultant should have strong knowledge in:

  • Real Estate Contract Management
    • Creation and management of lease-in and lease-out contracts.
    • Contract terms, conditions, indexing, renewals, and termination handling.
    • Sublease and occupancy management.
  • Lease Accounting (IFRS 16 / ASC 842 compliance)
    • Classification of contracts as operating or finance leases.
    • Automatic generation of postings for interest, depreciation, and right-of-use assets.
    • Integration with New Asset Accounting (FI-AA).
  • Integration Areas
    • FI/CO (Accruals, Payments, Cost Centers, Profit Centers).
    • MM (Purchase Orders, Service Contracts).
    • PS (Project-based real estate investments).
    • Controlling and parallel accounting setup.
  • Property & Portfolio Management
    • Space utilization and occupancy planning.
    • Building, land, rental unit, and portfolio management.
    • Valuation and investment analysis.
  • Central Closing & Reporting
    • Real estate contract valuations at period end.
    • Accruals/deferrals for lease contracts.
    • Integration with SAP Group Reporting for consolidation.
  • Technical Capabilities
    • SAP S/4HANA RE-FX configuration and customizing.
    • Integration with SAP Flexible Real Estate (RE), FI-AA, and New GL.
    • Experience with migration from SAP RE Classic to RE-FX.

Key Responsibilities

  • Implement and configure SAP RE-FX for end-to-end real estate contract and lease management.
  • Ensure compliance with IFRS 16 lease accounting requirements.
  • Support integration with FI/CO, MM, PS, and Asset Accounting.
  • Define master data structures for business entities, buildings, land, and rental objects.
  • Automate contract conditions, periodic postings, and payment flows.
  • Work with Finance and Controlling teams to align postings and valuations.
  • Support period-end closing and reconciliations in RE-FX.
  • Develop functional specifications for enhancements, reports, and interfaces.
  • Train business users on RE-FX functionality and reporting.
  • Provide support during cutover, go-live, and hypercare.

Required Qualifications & Skills

Education & Certifications

  • Bachelor's degree in Finance, Accounting, Real Estate, or IT.
  • SAP Certified in SAP S/4HANA Finance or RE-FX (preferred).

Experience

  • 6+ years of experience in SAP RE-FX implementation and support.
  • Strong knowledge of lease accounting (IFRS 16/ASC 842).
  • Experience in integration with FI-AA, FI/CO, and MM.
  • Exposure to migration projects from RE Classic to RE-FX.
  • Knowledge of S/4HANA innovations in real estate management.

Technical Skills

  • Hands-on customizing of RE-FX master data, contracts, and conditions.
  • Understanding of posting flows, valuations, and accruals.
  • Knowledge of Central Finance integration (advantage).
  • Familiarity with SAP Group Reporting for consolidation postings.

Soft Skills

  • Strong analytical and problem-solving skills.
  • Good communication and training skills with finance and real estate stakeholders.
  • Ability to manage multiple contracts and integration points in a complex landscape.
