Job Title: Assistant Quantity Surveyor (Interiors)

Industry : Turnkey Interior Fit-out & Civil General Contracting

Location: Chennai (Head Office)

Reports To: Planning team Head

Role Summary:

You will be responsible for accurate quantity take-off, BOQ/BOM preparation, measurements and billing supportfor interior fit-out projects. The role is mostly office-based with occasional site visits, and is critical for cost control, margins and timely client billing.

Key Responsibilities:

  1. BOQ & BOM Preparation

  2. Prepare Bill of Quantities (BOQ) and Bill of Materials (BOM) for interior fit-out and design-build projects from drawings and specifications.

  3. Update BOQ/BOM for revisions and variations in coordination with project and design teams.

  4. Quantity Take-off & Measurement

  5. Take accurate quantities from Architectural, Interior, Electrical, Plumbing and Reflected Ceiling drawings.

  6. Cross-check site measurements with drawings and update measurement sheets for billing.

  7. Drawings & Documentation

  8. Prepare / update working drawings in AutoCAD where required for quantity purposes.

  9. Maintain organised records of drawings, revisions, measurement sheets and correspondence for each project.

  10. Billing & Cost Control Support

  11. Support in preparation of RA bills, final bills and subcontractor bills.

  12. Assist the Billing/Finance team in tracking budget vs actual quantities and costs and highlight overruns.

  13. Coordination

  14. Coordinate closely with Project Managers, Site Engineers, Purchase and Billing/Accounts to ensure quantities, rates and scopes are aligned.

  15. Follow up for any missing information required to complete BOQ, measurements or bills.

  16. Process & System Compliance

  17. Use Excel and company tools (e.g., Zoho / Excel-based templates) for measurement sheets, BOQ and reports.

  18. Follow LR Infras SOPs, QA/QC procedures and checklists; attend refresher trainings as required.

  19. Timely Delivery & Reporting

  20. Ensure all assigned BOQ, measurement and billing inputs are completed within agreed timelines.

  21. Provide daily/weekly updates to reporting manager on task status, issues and risks.

Qualifications

  • B.E. Civil Engineering (preferred)
  • 45 years of experience in Quantity Surveying / Billing for Interior Fit-out / Architecture / Civil projects.

Technical Skills Required

  • Strong ability to read and interpret all types of drawings (Architectural, Interior, Electrical, Plumbing, etc.).
  • Good working knowledge of AutoCAD (2D) for measurements and basic drawing modifications.
  • Proficient in MS Excel & Word; exposure to Zoho / ERP / Project Management tools is an added advantage or willingness to learn.
