PROJECT MANAGER

  • Brief Objectives of the Position

He is overall in charge of project execution, operation and management. His objectives are obeying time line and budget which was estimated by GM and Director Board with primary responsibility of quality and safety. He is link between GM, DB with all site staff.

A. Staff

  • Observing daily attendance of all site staff and sending whatsapp to director.
  • Conduct daily planning meeting @ 2:00 PM to 2:15 PM in which he has to discuss all bottle necks and tomorrows planning.
  • Identify and allocation of activities to be carried out in off days. Preparing employee attendance plan for weekly off and holidays approving and implanting it
  • Planning & Managing replacement to absent staff member
  • Observing staff performance and punctuality

B. Drawings

  • Co-ordination and communication with in-house architect and if required all consultant for drawings and smooth functioning of the project . PM should ensure the obtaining of the relevant GFC drawings very well in advance before commencement of any activity

C. Execution, Operation, Management & Supervision

  • Inspection of entire site on daily basis in 1st one or one and half hour of the day (Say 9:35 AM to 10:30 AM)
  • Observing work process and work methodologies is being carried out in accordance of GM/MD approval.
  • Monitoring Departmental labor to ensure maximum output from them.
  • PM should Preplan & ensure the availability of all required resources (Manpower, Material, Machineries) should be in place before commencement / starting of any new work / Item / Activity ---- etc.

D. Contractor

  • Co-ordination with contractors for their strength and workmanship quality of labour, if problem arises try 2 times to solve still exist massage to GM and MD.
  • Approval of all bills submitted by contractors.

E. Material

  • Checking and verification of material reconciliation submitted to PM by SE and compiling it for entire project and should send report to GM. Reconciliation shall be done as follows
  • Concrete Reconciliation - Weekly
  • Steel Reconciliation -After every 2 slabs.
  • Checking and verification of material inward, stock balance register on daily basis. PM Shall sign it on daily basis.
  • Checking, verification and approval of PRs, raised by SE.
  • Co-ordination and follow-up with purchase department for delayed deliveries.

F. Safety

  • Safety is Preferred & Preliminary responsibility of PM. PM should observe minutely the implementation all the safety rules & regulation. He should keen to complete the project with zero or minimal near miss.
  • To save the lives "Safety begging's with me"
  • Ensure Submission of Accepted (By Contractor / Vendor) & approved debit notes to Billing department with their bills

G. Quality

  • Checking & Verification of Test Reports like Cubes, AAC Blocks, Cement, Steel ---- etc. If any shortfall or failure occurred in test reports PM should bring this in to consideration of GM & MD
  • PM should ensure that in case of failure, any recovery remedy suggested by Quality head should be effectively executed & operated at site.
  • PM should ensure the quality assurance of the product to fulfill the end users requirements.
  • Obtaining & Monitoring of overall quality is PM's one of primary responsibility
  • Checking, Verification & Signing of Cube test Register & All relevant / respective Test Reports pertaining to quality of project on Weekly Basis.
