Sourcing Manager Real Estate

Location: Mumbai (with frequent travel in MMR Mumbai Metropolitan Region)

Job Purpose

To develop, manage and grow the sourcing pipeline of channel partners / brokers / Developers / clients for the companys real-estate projects in Mumbai (and environs such as Thane, Navi Mumbai). The role will primarily focus on identifying new sourcing avenues, building and maintaining partner networks, driving lead generation through them, and ensuring these convert into site visits, bookings and revenue.

Key Responsibilities

  • Identify and onboard new channel partners (brokers, CPs – channel partners) and sources in target localities (Mumbai Western Suburbs, Central Suburbs, Thane, Navi Mumbai) to expand reach.
  • Build and nurture the existing partner network: maintain regular communication, share project updates, ensure partner engagement and motivation.
  • Generate leads via the partner network and/or direct sourcing: organize site visits, attend field engagements, manage prospect databases.
  • Monitor the performance of partners: track their walk-ins, conversions, deal closures; prepare MIS (daily/weekly/monthly) reports for senior management.
  • Work closely with Sales, Marketing and Pre-Sales teams to align sourcing efforts with project launches, inventory status, pricing/offers, promotional campaigns.

  • Conduct market research and competitor analysis: stay updated on market trends, pricing, inventory, regulatory changes impacting the region.

  • Negotiate commercial terms / tie-ups with partners and possibly developers depending on structure.

  • Ensure field presence as required: site visits, partner meetings, local events, exhibitions, training of partners on the product/project.

  • Achieve monthly/quarterly sourcing targets (number of leads, partner activations, conversions) as established by management.

  • Maintain accurate records of leads, partner engagements, closures, and contribute to improvements in sourcing strategy based on performance metrics.

Qualifications & Skills

  • Bachelor's degree in Business Administration / Marketing / Real Estate / any relevant field. (MBA preferred in some cases)
  • Solid experience in real-estate sourcing/channel partner management in the Mumbai region (preferably 10-12 years or more) for a mid-level role.
  • Strong network of brokers / channel partners in the Mumbai Metropolitan Region is a plus.
  • Excellent communication, negotiation and interpersonal skills; target driven, field-oriented, self-motivated with a "hunter" mindset.
  • Market awareness of residential (and/or commercial) real-estate dynamics in Mumbai suburbs (pricing, inventory, demandsupply, regulatory – e.g., RERA, etc.) is beneficial.
  • Proficient in MS Office, CRM tools, partner lead tracking, MIS. (MYTAT)
  • Ability to travel locally (across Mumbai, Thane, Navi Mumbai) frequently; driving licence + two-wheeler preferred in some postings.
