Job Objective:

To lead and manage the planning and monitoring functions for multiple mixed-use development projects (residential, commercial, retail, etc.) from concept to completion, ensuring timely delivery, cost control, and alignment with strategic business goals.

Key Responsibilities:

1. Project Planning & Scheduling

  • Develop and maintain master project schedules using tools like MS Project or Primavera.
  • Prepare detailed work breakdown structures (WBS) and timelines for all phases of development.
  • Coordinate with design, procurement, and execution teams to align schedules.
  • Conduct baseline schedule reviews and update forecasts periodically.

2. Monitoring & Control

  • Track project progress against baseline schedules and flag deviations.
  • Prepare and present periodic project status reports to senior management.
  • Implement Earned Value Management (EVM) techniques for performance tracking.
  • Conduct delay analysis and recommend corrective actions.

3. Resource & Cost Planning

  • Collaborate with cost control teams to align budgets with schedules.
  • Forecast manpower, material, and equipment requirements.
  • Monitor resource utilization and suggest optimization strategies.

4. Risk Management

  • Identify potential risks and develop mitigation plans.
  • Conduct regular risk review meetings with stakeholders.
  • Maintain a risk register and update it throughout the project lifecycle.

5. Stakeholder Coordination

  • Liaise with architects, consultants, contractors, and internal teams.
  • Ensure alignment of planning deliverables with project goals.
  • Facilitate planning review meetings and decision-making forums.

6. Reporting & Documentation

  • Generate dashboards, MIS reports, and executive summaries.
  • Maintain documentation for audits, approvals, and compliance.
  • Support in preparing board-level presentations and investor updates.

Qualifications & Experience:

  • Education: B.E./B.Tech in Civil Engineering; Postgraduate in Construction Management or MBA (preferred).
  • Experience: years in project planning, with at least 5 years in a leadership role managing large-scale mixed-use developments.
  • Certifications: PMP / PRINCE2 / Primavera P6 certification preferred.

Key Skills:

  • Proficiency in Primavera P6, MS Project, and Excel-based dashboards.
  • Strong analytical and problem-solving skills.
  • Excellent communication and stakeholder management.
  • Knowledge of real estate development lifecycle and regulatory processes.
  • Familiarity with systems (SAP etc.) is a plus.
