Job Purpose:

The Sales & Marketing Manager will be responsible for driving sales of residential and commercial projects, developing marketing strategies, and building strong customer relationships. This role involves managing sales teams, creating effective promotional campaigns, coordinating with channel partners, and ensuring revenue targets are met. The position plays a key role in enhancing brand visibility and customer engagement in the competitive real estate market.

Key Responsibilities:

  1. Sales Strategy & Revenue Generation:

    • Plan and execute sales strategies to achieve project-wise and overall sales targets.

    • Identify potential customers, new markets, and business opportunities.

    • Manage end-to-end sales cycle from lead generation to booking and closure.

    • Ensure timely collection of customer payments as per agreed schedules.
  2. Team Management:

    • Lead, guide, and motivate the sales team to achieve monthly and quarterly targets.

    • Conduct regular training sessions to enhance product knowledge and sales skills.

    • Monitor individual and team performance with timely feedback and coaching.
  3. Marketing & Promotions:

    • Develop and implement marketing campaigns (digital, print, outdoor, and events).

    • Coordinate with marketing agencies for branding, creatives, and promotional material.

    • Manage online marketing, social media presence, and lead generation campaigns.

    • Organize customer meets, property exhibitions, and promotional events.
  4. Channel Partner Management:

    • Identify, onboard, and manage relationships with brokers and channel partners.

    • Ensure timely communication of project details, pricing, and incentive schemes.

    • Track channel partner performance and resolve queries promptly.
  5. Customer Relationship Management:

    • Build and maintain long-term relationships with customers.

    • Address customer queries, grievances, and ensure high satisfaction levels.

    • Facilitate site visits, property tours, and closure meetings with clients.
  6. Market Research & Reporting:

    • Track competitor activities, market trends, and pricing strategies.

    • Provide regular MIS reports on sales performance, leads, and marketing ROI.

    • Share insights with management for pricing decisions and project positioning.

Required Qualifications:

• Graduate / Postgraduate in Marketing, Business Administration, or equivalent.

• Minimum 6-10 years of experience in sales & marketing, with at least 4 years in the real estate sector.

• Proven track record of achieving sales targets and leading high-performing teams.

Desired Skills:

• Strong knowledge of real estate sales processes, RERA regulations, and customer handling.

• Excellent communication, negotiation, and presentation skills.

• Proficiency in CRM software, MS Office, and digital marketing tools.

• Ability to manage multiple projects and work under tight deadlines.

• Strong leadership, problem-solving, and decision-making abilities.

Work Conditions:

• Full-time

• Requires site visits, client meetings, and occasional travel for business development.

• Extended working hours may be required during project launches and exhibitions.
