Role: Property Valuer – Land & Building

We are seeking a
Civil Engineer
with
1+ year of experience in property valuation
(residential/commercial). The candidate will be responsible for conducting site inspections, preparing accurate valuation reports, and ensuring adherence to bank/NBFC guidelines.

Key Responsibilities

  • Conduct
    on-site inspections
    for residential and commercial properties.
  • Perform
    technical assessments
    , including measurements, age verification, quality of construction, and encumbrance checks.
  • Prepare
    accurate valuation reports
    as per Bank/NBFC/HFC formats and compliance guidelines.
  • Analyze
    SRO guideline values, recent transactions, sale deeds, and market rates
    to arrive at fair valuations.
  • Coordinate with
    brokers, developers, and internal TruEstate teams
    for ground insights and market verification.
  • Identify any
    risk flags
    or discrepancies related to property titles, marketability, or physical condition.
  • Maintain updated knowledge of
    valuation practices, RERA norms, local bye-laws, and market trends
    .

Qualifications & Requirements

  • BE/B.Tech in Civil Engineering
    (mandatory).
  • Minimum 1 year of experience
    in
    property valuation
    (residential or commercial).
  • Familiarity with valuation formats used by
    Banks, NBFCs, HFCs, and Co-lending partners
    .
  • Strong analytical skills with attention to detail.
  • Ability to interpret
    SRO values, sale deeds, building plans, completion certificates
    , etc.
  • Good communication and report-writing skills.
  • Willingness to travel for property inspections across Bengaluru.

Preferred (Not Mandatory)

  • Experience working with valuation firms registered with banks.
  • Exposure to legal documentation review for valuation.
  • Understanding of market comparison approach and cost approach.
