We are looking for Facility Manager for our residential project based in Jalandhar, Punjab, have min 3-6 years experience in any residential project, MEP knowledge, B.tech in Electrical or Diploma in same, willing to relocate to Jalandhar, Punjab. Candidate must have from technical background or having experience as an MEP engineer.
A Facility Manager in a real estate project is chiefly responsible for overseeing the day-to-day operations, maintenance, safety, and smooth functioning of buildings or facilities within a real estate portfolio. The role is central to ensuring all physical resources are managed efficiently, in compliance with law, and with a focus on occupant comfort and asset value preservation.
Role Overview
- The Facility Manager leads all aspects of property maintenance, repairs, building systems management, vendor coordination, and compliance with legal and safety standards.
- This position manages budgets, supervises teams, negotiates contracts, and ensures a safe, functional, and cost-effective environment.
Key Responsibilities
- Oversee operations, maintenance, and repairs of building systems (HVAC, electrical, plumbing, lifts, etc.).
- Develop and implement preventive maintenance plans to reduce downtime and prolong asset life.
- Manage security, cleaning, landscaping, and waste management through service providers.
- Supervise facility staff and coordinate with external vendors for specialized services.
- Ensure compliance with all local laws, safety norms, and regulatory requirements.
- Prepare facility budgets, monitor expenses, and drive cost-effective solutions.
- Coordinate office moves, renovations, and space optimization initiatives.
- Conduct regular facility inspections and draft detailed reports on building conditions.
- Respond swiftly to emergencies, facility-related breakdowns, or safety incidents.
Required Skills & Qualifications
- 3-5 years of facility management or property maintenance experience, with exposure to real estate projects preferred.
- Strong negotiation, communication, and leadership skills for contractor and staff management.
- Familiarity with building management systems (BMS), compliance codes, and facility technology tools.
- Ability to manage budgets, procurement processes, and vendor contracts.
- Minimum graduation in engineering, management, or relevant discipline is typically expected; technical certifications in facility management are advantageous.
