Project Manager

Job Overview:

We are seeking an experienced and detail-oriented Project Manager to oversee home finishing projects from start to finish. This role requires a strong understanding of residential construction, interior design, and finishing techniques, as well as the ability to manage budgets, timelines, and client relationships. The Project Manager will coordinate all aspects of the project, ensuring that projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:

1. Project Planning & Coordination:

2. Develop detailed project plans, including timelines, budgets, and resource allocation.

3. Coordinate with internal teams (designers, contractors, suppliers) and external vendors to ensure project goals are achieved.

4. Review and assess client specifications, requirements, and expectations.

5. Budget & Cost Management:

6. Manage project budgets, track expenses, and ensure projects are delivered within the allocated financial scope.

7. Obtain estimates from vendors and contractors, negotiate pricing, and secure the best value.

8. Monitor project expenses and handle any necessary adjustments.

9. Team & Resource Management:

10. Assign tasks to various teams (e.g., carpenters, painters, electricians, flooring specialists) and ensure proper coordination between all parties.

11. Oversee daily operations on the job site and ensure all workers are following safety standards and regulations.

12. Resolve conflicts and mitigate any issues that arise during the project lifecycle.

13. Client Communication:

14. Serve as the main point of contact for clients throughout the project.

15. Provide regular updates on project progress, milestones, and any potential delays.

16. Ensure client satisfaction through quality control and timely completion of work.

17. Quality Control & Inspection:

18. Monitor the quality of work to ensure it meets company standards and client expectations.

19. Conduct site inspections to ensure all home finishing work (e.g., cabinetry, painting, flooring, trim) is completed to high standards.

20. Ensure compliance with building codes, safety regulations, and industry standards.

21. Scheduling & Time Management:

22. Develop project schedules and track progress against milestones.

23. Ensure all tasks are completed on time and coordinate subcontractors to avoid delays.

24. Identify potential schedule conflicts and proactively resolve them.

25. Documentation & Reporting:

26. Maintain detailed project documentation, including contracts, change orders, progress reports, and inspections.

27. Provide regular status reports to senior management and clients.

28. Prepare post-project evaluations and performance reviews to improve future projects.

Qualifications:

• Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (preferred).

• Experience: 3+ years of experience in residential construction or home finishing projects.

• Technical Skills: Familiarity with project management software (e.g., Procore, Buildertrend, MS Project) and Microsoft Office Suite.

• Knowledge: Strong understanding of home finishing techniques, including cabinetry, flooring, painting, drywall, trim, and other interior finishes.

• Certifications: PMP (Project Management Professional) or similar certifications (preferred, but not required).

• Communication Skills: Excellent written and verbal communication skills, with the ability to interact with clients, contractors, and team members effectively.

• Problem-Solving: Strong troubleshooting skills and the ability to adapt to changes or unforeseen issues on the job site.

• Leadership: Ability to manage and motivate a team of professionals and subcontractors to achieve project goals.

• Attention to Detail: Strong attention to detail to ensure quality standards are met and the client's expectations are exceeded.
