Role & responsibilities
This position is required to achieve the desired level of performance in the following Key Result areas:
- Pipeline of stores for current year (Number specified)
- Pipeline of stores for next year (Number specified)
- Pipeline of stores for next to next year (Number specified)
- Negotiations / PPT
In order to achieve the above the person ensures execution of identifying, delivering and maintaining the properties in line with the organizations strategy through:
- Identifies the correct properties in terms of structure and location of properties, by conducting cold-calling to property consultants, landlords and agents.
- Presents the identified property to the top management to take necessary approvals.
- Works on the floor plans of the property.
- Negotiates the Term Sheet' along with the commercial numbers and signs the same.
- Assists the senior in creation of the pipeline of properties to meet the current as well future organization needs.
- Assists the seniors in creating the plan for properties w.r.t. formats, size, market, timeline and business.
- Continuously monitors the progress on the delivery of properties.
- Follows up for the legal documents from developers / owners.
- Presents the legal documents to the legal team for necessary due-diligence.
- Ensures all agreements of property finalized are accurate and are in place.
- Ensures the MOU (Memorandum of Understanding) are signed by the required parties.
- Continuously works towards shortening the property finalization / signing process.
- Provides support post-delivery of properties as per the agreements.
Preferred candidate profile-
6 to 8 years in Business Development / Site Acquisition with a retail organization / Real Estate / Asset Development & Management/Construction Industry
