The ideal candidate will be responsible for the day-to-day operations of multiple residential properties, ensuring tenant satisfaction and operational excellence while maximizing property value for our clients through technical expertise and systems management.Key Responsibilities:Manage a portfolio of premium residential properties using advanced building management systems (BMS) to optimize operational efficiencyDesign and implement comprehensive preventive maintenance programs leveraging predictive analytics and condition-based monitoring techniquesOversee HVAC operations including chillers, AHUs, FCUs, and VRV/VRF systems; develop optimization strategies for energy efficiency while maintaining optimal comfort levelsManage DG set operations, including regular load testing, fuel management, AMF panel maintenance, and compliance with emission standardsSupervise technical operations and maintenance of all building systems including water treatment plants, sewage treatment plants, and fire fighting systemsImplement comprehensive maintenance protocols for elevators, escalators, and other vertical transportation systemsOversee technical compliance with building codes, fire safety regulations, and environmental standards through detailed auditing processesAnalyze building performance data using specialized property management software to identify inefficiencies and implement data-driven solutionsDevelop and execute energy optimization strategies to reduce consumption, incorporating IoT sensors and smart building technologiesLead technical due diligence for property acquisitions and transitions, assessing building systems and infrastructure conditionsImplement and manage digital platforms for resident communication, maintenance requests, and service deliveryOversee the technical aspects of capital improvement projects, including HVAC upgrades, elevator modernizations, and building envelope improvementsCoordinate electrical system maintenance including transformers, HT/LT panels, capacitor banks, and power factor correction systemsMonitor and optimize water pumping systems, pressure boosting systems, and domestic water distribution networksFormulate and execute disaster recovery and business continuity plans for managed propertiesConduct detailed technical assessments of building systems including electrical, mechanical, plumbing, and security infrastructureOversee budget preparation with specific focus on lifecycle costing, capital expenditure planning, and ROI analysis for building upgradesCreate and maintain comprehensive technical documentation including building specifications, equipment inventories, and maintenance historiesDesign and implement water conservation and waste management systems aligned with sustainability objectivesCoordinate with specialized technical consultants for complex building issues requiring expert assessmentEstablish and maintain technical training programs for maintenance staff to ensure proper system operation and troubleshooting capabilitiesQualifications:Bachelor's degree in Facilities Management, Mechanical/Electrical Engineering, Construction Management, or related technical field5+ years of experience in residential property management with emphasis on technical systems managementDemonstrated experience managing HVAC systems, DG sets, and building utilities in multi-unit residential complexesTechnical certification in HVAC operations, electrical systems, or building engineering preferredIGBC/LEED certification or other green building credentials preferredDemonstrated knowledge of building automation systems, energy management software, and property management technologiesExperience with CAD/BIM and facilities management software platformsStrong understanding of MEP (mechanical, electrical, plumbing) systems and building envelope technologiesProficiency in analyzing building performance metrics and implementing improvement strategiesKnowledge of local building codes, regulatory requirements, and technical compliance standards in BangaloreExperience managing technical staff and coordinating with specialized contractorsIREM, RICS, or equivalent professional certification preferredProven ability to develop and implement technical SOPs (Standard Operating Procedures) for property operationsLocation: On-site –Bengaluru, KAScheduled Weekly Hours:48If this job description resonates with you, we encourage you to apply even if you don't meet all of the requirements.  We're interested in getting to know you and what you bring to the tableJLL Privacy NoticeJones Lang LaSalle (JLL), together with its subsidiaries and affiliates, is a leading global provider of real estate and investment management services.
