Job Description:
The Property Manager oversees the day-to-day operations of assigned properties to ensure financial performance, tenant satisfaction, and asset preservation. This role includes managing leasing, maintenance, budgeting, vendor relations, and compliance with legal and company standards. The ideal candidate is detail-oriented, customer-focused, and experienced in both operational and financial aspects of property management
Key Responsibilities:
1.Property Operations
* Manage daily property operations for residential and/or commercial units.
* Conduct regular property inspections to ensure upkeep, safety, and curb appeal.
* Coordinate maintenance and repair work with vendors, contractors, and in-house staff.
* Ensure compliance with local, state, and federal housing regulations.
2. Tenant Relations
* Handle tenant inquiries, concerns, and complaints professionally and promptly.
* Oversee lease renewals, rent collections, and tenant move-ins/move-outs.
* Enforce lease terms and manage eviction proceedings when necessary.
3. Financial Management
* Prepare and manage annual operating budgets.
* Monitor income and expenses to achieve or exceed financial targets.
* Approve invoices, manage rent collections, and reduce delinquencies.
* Provide regular financial and occupancy reports to senior management.
4. Leasing & Marketing
* Collaborate with the leasing team to market available units and attract quality tenants.
* Review rental applications, conduct background checks, and approve qualified tenants.
* Implement marketing strategies to maximize occupancy and revenue.
5. Vendor & Contractor Management
* Source, negotiate, and oversee contracts with service providers.
* Ensure vendors comply with company standards, budgets, and timelines.
6. Administrative & Compliance
* Maintain accurate property records, leases, and vendor files.
* Ensure compliance with Fair Housing laws and local property regulations.
* Support audits, insurance renewals, and legal filings related to properties.
Qualifications:
* Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
* Minimum [2–5] years of experience in property management or real estate operations.
* Proficiency in property management software (e.g., AppFolio, Yardi, Buildium, MRI).
* Strong knowledge of leasing, maintenance, budgeting, and tenant relations.
* Excellent communication, organizational, and problem-solving skills.
* Valid real estate or property management license (as required by state law).
