**Redevelopment - Executive
**Business Development**
- Responsible for identifying, prospecting, negotiating, and closing new opportunities and partnerships that strengthen the Ajmera value proposition in the market.
- Negotiating and managing business relationships; Identifying for the business through redevelopment of societies.
- Responsible for real estate acquisition opportunities through Redevelopment, minimum of l lacs sq. ft of carpet sale area in next 12 months.
- Ensure physical inspection of sites and a minimum of 50 to 60 inspected properties that meet Management’s Requirement, for the next stage of processing in next 6 months.
- Ensure atleast 30% of total proposals submitted are converted
- Monitor redevelopment business development process
- Responsible for documentation and review of all processes and procedures from time to time.
- Finalizing the project concept with the management. Get the project designed by the architects and other consultants.
- Recommendations and finalization to undertake the societies for redevelopment.
- Foreseeing from project profitability from sales prospective
**Relationship Management**
- Develop and maintain broker network
- Manage own channel pipeline to enhance new vendor and customer base.
- Attend clients’ complaints or emergency calls.
- Ensure proper customer satisfaction
- Coordinating with the Liasoning Department ; consultants and site engineers.
- Liaison with relevant functions for relevant compliances in coordination with tenants.
**Compliance & Reports**
- Ensure that the title of the property is clear and 100% due diligence is carried out following all the parameters - Location, Pricing, Overall Title, Documentation, etc.
- Ensure smooth collection of documents from Govt. Authorities within set timelines
- Carry out a financial feasibility study of the project and send it for approval
- Filter out proposals received from brokers, Slum associations and make customization and submit it to Management for approval
- Preparing and Monitor Weekly and monthly reports
- Monitor the performance by gathering relevant data and various statistical reports.
- Ensure timely submission of following MIS to Management:
- No of properties visited, Proposals submitted, shortlisted - Monthly
- Comparative statement between different properties - as & when required
- Plan for next month
