**Job Title: Legal Executive**

**Key Responsibilities**:

- Conducting comprehensive legal scrutiny of property documents to verify ownership, ensure a clear title, and comply with legal requirements, while preparing detailed Title Investigation Reports (TIR) to aid in property acquisition decisions.
- Verifying and obtaining Non-Encumbrance Certificates (NECs) to confirm properties are free from legal claims and liaising with authorities for their timely acquisition.
- Drafting and reviewing property-related legal documents such as sale agreements, lease agreements, and deeds to ensure compliance with applicable laws and regulations.
- Advising on legal risks in property transactions and offering solutions to mitigate them, as well as assisting teams in resolving disputes related to property titles or ownership.
- Coordinating with financial institutions, government authorities, and internal teams, to streamline documentation and verification processes.
- Maintaining professional relationships with regulatory bodies and legal entities to ensure smooth compliance and operations.

**Qualifications & Experience**:

- Bachelor’s or Master’s degree in Law (LLB/LLM).
- Minimum **5 years of experience** in legal scrutiny, title investigations, and property documentation.
- Strong knowledge of property laws, including **Transfer of Property Act**, **Registration Act**, and related regulations.
- Experience in working with real estate firms, legal consultancies, or financial institutions.
- Knowledge of digital land record systems and legal tech tools.
- Exposure to dispute resolution and litigation related to property matters is a plus.

**Skills & Competencies**:

- Expertise in preparing **Legal Scrutiny Reports (LSR)** and **Title Investigation Reports (TIR)**.
- Proficiency in obtaining and verifying **Non-Encumbrance Certificates (NEC)**.
- Strong analytical and problem-solving skills with attention to detail.
- Excellent drafting, negotiation, and communication skills.
- Familiarity with local property registration procedures and land records management.
