We are Spellbound, a team of spatial designers. We assist our clients to envisage & realise the interiors of the most fantabulous spaces in their homes. Our clientele are industrialists, venture capitalists, politicians, celebs & movie stars.
To be specific, we have serviced 2 ex-state CM’s, the family of an ex-PM, an ex-mayor of Chennai, a shoe label designer & a current movie star. We generally design large homes which are sized upwards of 10,000 sq ft with a minimum budget of 10cr and make of the architectural shell into a luxuriously furnished home.

The promoters of this company have more than 25 years of experience in the field of interior design and execution.
Our inspiration comes from the necessity of good design and support in the field of interior design.

**Job Brief**

We are looking for a Determined, Enthusiastic, Competitive, Eloquent Quantity Surveyor who will report to the Technical Director and serve as a member of the PMC team driving the development, coordination and execution of the company’s commercial goals and objectives.

He/she will be responsible to for all aspects of estimating, planning, budgeting, contract awarding and monitor the execution of interior design projects. The QS will maintain business relationships by means of trust and integrity.

**Responsibilities**
- Analyze and guide space and design planning for implementation of interior design strategies.
- Create Estimates and Bill of Quantities for Spellbound projects.
- Create Specifications for all the items of work. Rate Analysis for all the items of work.
- Create Contract Documents for Interior design works.
- Setup standard project management procedures and templates for Construction, and thereafter maintenance of the standard documents [Operational Process Assets] after the setup.
- Implementation of scheduling software and standard project management processes across Spellbound projects.
- Maintenance of all the Project Trackers for respective projects and provide updates to management.
- Interact with clients, vendors, contractors, and staff to communicate and enforce project goals and deadlines.
- Supporting the construction site in aspects related to Planning, Monitoring, Controlling and Reporting.
- Periodic audits to ensure the required operational processes are adhered to in Construction sites.
- Preparation of project cash flows.
- Design management and Coordination of the project.
- Manage designers’ calendar, timesheets, arrange stakeholder meetings, and maintain sample libraries.
- Look for new vendors for interior design products worldwide and create a structured vendor base.
- Negotiating with Vendors, Contractors and other agencies on behalf of clients through Spellbound.
- Establish long-lasting relationships with vendors and manage them.
- Manage schedule, metrics collection, shipping, inventory, and accounting for specified projects.
- Cultivate and develop a winning culture through performance expectation, driving the right behavior to develop a pipeline, direction, transparency, and proactive communication.

**Qualifications**
- B.Arch, Equivalent degree or Masters in Construction Management.
- **4-6 years of experience** in Quantity Surveying and Project Management of Residential Interiors.
- Customer obsessed and highly energetic.
- Proactive, “get stuff done” attitude. Assertive.
- Software | MS Office, Scheduling Software [MS Project or Similar], AutoCAD
- Data-driven and competitive.

**Salary**: ₹500,000.00 - ₹600,000.00 per year
