**Job Summary**:
The Commercial Real Estate Sales Agent is responsible for buying, selling, and leasing commercial properties, including office buildings, industrial spaces, retail centers, and land. The role involves generating leads, conducting market research, providing property recommendations to clients, negotiating contracts, and closing deals. This individual will use their knowledge of the commercial real estate market to help clients make informed investment decisions while meeting sales targets and driving business growth.
**Key Responsibilities**:
- **Lead Generation and Client Acquisition**:
- Identify and develop new business opportunities through networking, cold calling, and leveraging industry contacts.
- Generate leads by utilizing multiple channels including online platforms, social media, and personal connections.
- Build and maintain strong relationships with prospective and existing clients, including property owners, investors, and tenants.
- **Market Research and Property Valuation**:
- Conduct thorough market analysis and research to identify emerging trends, property values, and investment opportunities in commercial real estate.
- Provide clients with property valuations based on comparative market analysis (CMA) and up-to-date market data.
- Advise clients on pricing strategies and help them assess the potential return on investment for commercial properties.
- **Property Listing and Marketing**:
- Create and manage listings for commercial properties, ensuring all details are accurate and up-to-date.
- Develop marketing strategies to promote properties, including online listings, brochures, and advertisements.
- **Property Showings and Client Meetings**:
- Schedule and conduct property showings for prospective buyers, tenants, and investors.
- Provide clients with detailed property information, including layout, location benefits, zoning regulations, and potential for future growth.
- Organize property tours and ensure all client inquiries are addressed in a timely manner.
- **Negotiation and Deal Closure**:
- Act as an intermediary between buyers, sellers, and tenants to facilitate negotiations on price, terms, and conditions.
- Draft and review contracts, leases, and agreements, ensuring compliance with all relevant regulations.
- Work with legal and financial professionals to ensure smooth transactions and resolve any issues that arise during negotiations.
- Close sales and lease agreements, ensuring that all necessary documentation is completed accurately.
- **Customer Relationship Management**:
- Provide exceptional customer service and maintain ongoing relationships with clients to encourage repeat business and referrals.
- Keep clients informed of market trends, new listings, and potential opportunities.
- Follow up with clients after transactions to ensure satisfaction and address any concerns.
- **Administrative Duties and Reporting**:
- Maintain accurate records of all transactions, client communications, and property details using a CRM system.
- Provide regular updates and reports to senior management on sales activities, progress towards goals, and market conditions.
- Ensure all sales documentation, including contracts, leases, and agreements, is properly filed and tracked.
- **Networking and Industry Representation**:
- Attend industry events, conferences, and seminars to stay informed on market trends and expand professional networks.
- Represent the company at real estate functions, networking events, and business meetings to build brand recognition.
**Qualifications**:
- **Education**: Bachelor's degree in Business, Real Estate, Marketing, or a related field preferred.
- **Experience**:
- Prior experience in commercial real estate sales or a related field is preferred, but not required.
- Familiarity with real estate laws, contracts, and market research is a plus.
- **Skills**:
- Excellent verbal and written communication skills.
- Strong negotiation and closing abilities.
- Ability to work independently and manage time effectively.
- Knowledge of commercial real estate markets, trends, and property valuation.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) and CRM software.
Pay: ₹20,000.00 - ₹35,000.00 per month
