**Minimum qualifications**:

- Bachelor's degree in Construction, Architecture, or equivalent practical experience.
- Experience in leading campus projects from commencement to construction and completion.
- Experience with local statutory norms and regulations.
- Experience of construction in a special economic zone (SEZ).
- Experience with the Indian construction industry including conceptualizing, project planning, design development, and project management of corporate design/construction.

**Preferred qualifications**:

- Certification in Royal Institution of Chartered Surveyors/Royal Institute of British Architects (RICS/RIBA).
- Experience in form finish concrete.
- Ability to translate ideas and capabilities into initiatives.
- Ability to produce and deliver executive presentations, produce project status reports, and communicate deliverables to all stakeholders and management.
- Excellent leadership, and thinking skills with the ability to prioritize initiatives in a changing environment.

About the job
In this role, you will have knowledge on the front lines of Google's physical expansion. You will be the part of a team with a range of responsibilities including Technical due diligence to evaluate real estate options to expand and the design and construction supervision of our next and ever expanding offices. You will help to manage the spatial requirements for a workforce that is growing at lightning speed to ensure that the job is not only done to Google's high and industry-setting standards, but also in a way that promises long-term sustainability and care for our world's resources. You will be a key member of the team that manages the full scope of services involved in the planning and management of real estate projects in India. You will be responsible for financial analysis/administration and design/construction supervision of campuses and other offices across India.

**Responsibilities**:

- Manage and track all aspects/details of the lease related to construction, develop project schedule and budget, oversee design and construction of Google real estate assets, and all real estate projects within overall regional portfolio.
- Design excellence in delivering ground up and mixed use projects, from Technical Due Diligence through to handover. Lead a group of internal and external stakeholders towards project goals.
- Consult and analyze construction agreements, design/consulting engineer appointments, and procurement methodologies.
- Possess construction procurement knowledge, including local/India statutory requirements, develop relationships with external consultants and vendors through Request for Proposal (RFP) processes, and show commercial knowledge of tests in the local supply chains.
- Make use of the design and technical resources, and perform build versus lease, retrofit versus new construction analysis, financial analysis, budgeting, tracking, and schedule management.
