Key Responsibilities:
- **Legal Research & Case Analysis**:
- Conduct research on real estate laws, property transactions, zoning regulations, land use laws, and other relevant legal issues.
- Analyze case law and legal precedents in real estate matters to assist in case preparation.
- **Drafting & Reviewing Legal Documents**:
- Draft, review, and revise contracts, agreements, sale deeds, leases, purchase agreements, and other real estate-related legal documents.
- Assist in drafting notices, affidavits, and title reports for property transactions.
- **Title Search & Verification**:
- Conduct title searches for properties to confirm ownership and identify potential legal issues (e.g., encumbrances, liens, disputes).
- Assist in preparing title reports and legal opinions on property titles for clients.
- **Property Transactions & Due Diligence**:
- Help in the due diligence process for property transactions, ensuring that all necessary legal and regulatory checks are completed.
- Assist in reviewing property documentation for land transfers, purchases, or sales.
- **Legal Representation in Court or Tribunals**:
- Represent clients in civil courts or tribunals for disputes involving property transactions, eviction cases, lease disputes, and ownership claims.
- Assist in hearings by presenting arguments, submitting documents, and cross-examining witnesses (under the supervision of senior counsel).
- **Client Consultation & Advisory**:
- Meet with clients to provide legal advice on real estate matters, including buying, selling, leasing properties, and resolving property disputes.
- Advise clients on regulatory compliance, contractual obligations, and dispute resolution strategies.
- **Contract Negotiations**:
- Assist in negotiations for real estate transactions such as sales, leases, or acquisitions.
- Draft negotiation letters and settlement agreements, ensuring favorable terms for the client.
- **Litigation Support**:
- Assist in managing real estate litigation, including preparing case files, gathering evidence, and drafting pleadings and petitions.
- Monitor court dates and ensure all deadlines are met.
- **Compliance & Legal Administration**:
- Ensure all real estate deals are compliant with local, state, and national property laws.
- Manage and maintain proper documentation for property transactions, lease agreements, and other real estate matters.
- **Networking & Client Relationship Management**:
- Build and maintain relationships with clients, real estate agents, property developers, and other professionals in the real estate industry.
- Assist in maintaining the firm's reputation by delivering high-quality legal services.
Skills & Qualifications:
- **Education**: A law degree (LL.B) with a focus or interest in real estate law. An additional qualification, such as an LLM with a focus on property or real estate law, would be beneficial.
- **Licensing**: Admission to the bar and the ability to practice law in the relevant jurisdiction.
- **Real Estate Knowledge**: Familiarity with real estate laws, including property law, lease agreements, land use, title law, and zoning regulations.
- **Research Skills**: Strong ability to conduct legal research, particularly in real estate and property matters.
- **Attention to Detail**: High level of accuracy in reviewing documents, contracts, and property titles.
- **Communication Skills**: Excellent verbal and written communication skills, essential for drafting documents, client interactions, and court representations.
- **Client Service**: Ability to build strong relationships with clients and provide clear, practical legal advice.
**Experience**:
- Typically, Junior Advocates in a small real estate firm may have 1-2 years of experience or be fresh law graduates with a keen interest in real estate law.
- Prior internships or work experience in real estate law firms or handling real estate-related legal matters will be an advantage.

- **Proactive and Independent**: Ability to work independently on smaller matters while seeking guidance for more complex issues.
- **Organized**: Good organizational skills to manage case files, documentation, and client matters efficiently.
- **Team-Oriented**: Works well in a smaller team environment, collaborating with senior lawyers, clients, and other stakeholders in real estate deals.
