**Job Role**: Land Acquisition Head - Real Estate
- Experience in similar capacity with a leading real estate developer for a minimum period of 10+Years.
- Lead the effort to identify potential land parcels suitable for our real estate projects.
- Conduct thorough market research, feasibility studies, and financial analysis to assess the viability and profitability of potential acquisitions.
- Strong negotiation, communication, and interpersonal skills to build effective relationships with landowners and stakeholders.
- Familiarity with local zoning laws, development regulations, and government policies related to land acquisition.
- Leadership qualities to inspire and motivate the land acquisition team towards achieving targets.
- Excellent organizational skills with the ability to manage multiple projects simultaneously.
- Work closely with other departments, including legal, finance, and development, to ensure smooth coordination and successful integration of acquired land into development projects.
- Stay abreast of market trends, competitor activities, and changes in real estate regulations that could impact land acquisition strategies.

**Responsibilities**:
1. **Market Research and Analysis**: Conduct thorough market research to identify potential land acquisition opportunities. Analyze market trends, supply and demand dynamics, zoning regulations, and economic indicators to assess the feasibility of various land parcels.
2. **Site Identification**: Identify and evaluate potential land parcels that align with the company's development goals and strategies. Consider factors such as location, accessibility, infrastructure, local amenities, and future growth potential.
3. **Due Diligence**: Perform comprehensive due diligence on identified land parcels. This involves reviewing property records, legal documents, land use regulations, environmental assessments, and other relevant information.
4. **Financial Analysis**: Evaluate the financial feasibility of land acquisitions. Create financial models to estimate project costs, potential revenues, and return on investment based on market conditions and development plans.
5. **Negotiation**: Negotiate land purchase agreements with landowners, sellers, and brokers. Employ effective negotiation tactics to secure favorable terms and prices for land acquisitions.
6. **Stakeholder Management**: Build and maintain relationships with landowners, property owners, real estate brokers, local authorities, and other stakeholders. Establish a strong network to stay informed about potential land opportunities.
7. **Legal and Regulatory Compliance**: Ensure that all land acquisitions comply with local zoning, planning, and regulatory requirements. Work closely with legal teams to navigate legal complexities and secure necessary approvals.
8. **Project Strategy Alignment**: Collaborate with the development team to align land acquisitions with the company's overall project strategies and goals. Ensure that acquired land parcels fit within the company's development portfolio.
9. **Financial Feasibility Assessment**: Determine the financial viability of potential land acquisitions by analyzing factors such as construction costs, market demand, projected sales prices, and expected profit margins.
10. **Risk Assessment**: Identify and assess potential risks associated with land acquisitions, such as title issues, environmental liabilities, and potential obstacles to development. Develop strategies to mitigate these risks.
11. **Budgeting**: Collaborate with the finance team to develop accurate budgets for land acquisitions, factoring in purchase price, due diligence costs, legal fees, and potential development expenses.
**Skills**:
1. **Legal Knowledge**: Understanding of land laws, property rights, land acquisition regulations, and relevant Acts (such as the Land Acquisition Act, 2013 in India).
