We are looking for an experienced Chief Project Manager in Real Estate Development to oversee development projects in Nanakramguda, Hyderabad. The role involves managing all phases of real estate development from site evaluation to project completion. A deep understanding of local land acquisition laws and the ability to navigate Indian government processes are critical for this role.

**Key Responsibilities**

Project Initiation and Site Evaluation

Collaborate with local stakeholders to identify project goals and evaluate project feasibility.

Conduct market research to understand demand, pricing, and local competition.

Evaluate sites with a focus on zoning laws, environmental clearances, and government policies related to land acquisition.

**Financial Planning & Budgeting**

Prepare detailed project budgets, including costs for land acquisition, approvals, and construction.

Monitor project costs and manage any budget variations, ensuring project profitability.

Coordinate with financial institutions and investors for project funding and handle due diligence processes.

Design Coordination and Pre-Construction Approvals

Work with architects and consultants to finalize design plans in line with project requirements and regulatory standards.

Liaise with local bodies to secure permits, zoning approvals, and other necessary clearances.

Coordinate the tendering process and contractor selection.

**Construction Monitoring**

Oversee construction activities, ensuring compliance with timelines and quality standards.

Conduct regular site inspections to ensure adherence to quality, safety, and design standards.

Manage contractor relationships and resolve any on-site disputes or challenges.

Stakeholder Management & Communication

Serve as the primary point of contact for stakeholders including developers, financial partners, and local authorities.

Prepare regular reports and updates on project progress, financial status, and challenges.

Conduct meetings with local Gram Panchayats or city planning committees when necessary.

Ensure all projects comply with local zoning, environmental laws, and construction regulations.

**Post-Completion Responsibilities**

Ensure smooth project closeout, including obtaining completion certificates and handovers.

Handle any post-completion warranty issues or client feedback.

Assist with property leasing or sale processes, working with local agents.

Experience**:15 to 30+ years** in real estate project management, especially within the HYderabad region.

**Job Types**: Full-time, Permanent

Pay: ₹11,316.16 - ₹52,320.53 per month
