1. To analyze the health of the business and present recommendations to senior management for strategic decision making and investment.

2. To provide strategic decision to external agencies to enable successful outcomes.

3. To partner cross-functionally with marketing, channel and product teams to formulate and develop consistent sales strategies and best practices independently managing initiatives from ideation to execution.

4. To identify opportunities to improve operational efficiency and lead efforts to scale, align and invest in business.

5. To access cost, competition, supply and demand to identify selling prices.

6. To estimate sales volume and profit for current and new products

7. To evaluate revenue and P&L sensitivities for changes in forecast assumptions

8. To manage the entire spectrum of Sales for residential portfolio of the company.

9. To establish and ensure performance monitoring system through MIS Report on Month on Month basis especially achievements of target vis-à-vis budget.

10. To provide USPs for brand building activities to the Marketing Team for each of the projects based on research / survey along with customer / broker interactions.

11. To foster ongoing relationship with Brokers & IPC.

12. To work closely with the Execution / Construction team to ensure successful and smooth delivery of client services.

13. To carry out market research and maintain and appraise the management using primary and secondary data of research on demand supply dynamics, competition analysis etc.

14. To provide feedback on potential sales & operating issues to the management and provide inputs for product improvement in terms of the right configuration, mix & design.

15. To build leadership team and accountabilities as well as best in line SOPs, monitoring performance data to measure productivity and goal progress within the laid down norms.

16. To coordinate with CRM Team post sales to ensure highest customer satisfaction.

17. To develop broker relationships on a Pan India Basis.

18. To carry out any other tasks as assigned by Management from time to time.

**Knowledge & Skills**

1. Comprehensive and in-depth knowledge of all aspects of Residential Sales including market dynamics.

2. Devise and implement creative sales strategies (including pricing, extent of promotion, positioning of facilities / property in appropriate market segments, etc).

3. Knowledge of local government policies, documentation & procedures

4. Competent with Sales / Broker Network / IPCs / Cash flows & Accounting / Presentation skills / Computer skills.

5. Market knowledge preferable with Developer.

6. Good negotiations skills and ability to close deals.

7. Senior level maturity with excellent man-management skills in a team environment.

8. Ability to work under pressure and meet timeline.

9. A self starter with strategic and visionary abilities to think-out-of-box and take appropriate

initiatives for growth and development of business activities.

**Job Types**: Full-time, Regular / Permanent

**Salary**: ₹3,000,000.00 - ₹4,000,000.00 per year

**Experience**:
